Sometimes the most valuable thing I can give someone isn’t a listing. It’s an introduction. A great agent in another city. An attorney. A developer. Someone who understands a particular market better than I do. A network becomes valuable when you’re willing to share it. ❣️

The most expensive thing in Aspen isn’t the real estate. It’s being able to walk to dinner, ski all day, and fall asleep listening to the Roaring Fork River. 🏔️ $5.25M for 3 bedrooms, a fireplace, and a riverfront deck. DM me for details. 🤍

One thing social media has given me that I don’t take for granted is a genuinely international network. I’ve had conversations and formed friendships with people I probably never would have crossed paths with otherwise. So yes, my home market is Miami. But if you message me about a house in another city or another country, I’m not going to say “not my market, good luck.” I’m going to figure out who we should call and help you with everything you need to confidently get the deal done.

You can DM me about real estate without worrying that your business is going to become my business to share. Whether you’re casually exploring, quietly selling, relocating, investing or looking for something extremely specific, discretion is part of the service. Not everything needs to become a social media post.

Palm Beach rich is having a $75M oceanfront mansion with a PRIVATE TUNNEL to the beach because apparently crossing the street is for brokies. 😜 Six bedrooms, seaside balconies, and 165 feet of Atlantic frontage. DM me for details. 🐚

Regarding Amendment 3, everyone keeps asking: If we lower property taxes, how are cities supposed to pay for everything? Here’s something most people don’t realize. Cities engage in business negotiations with private companies ALL THE TIME. In real estate, for example, a developer might want to build a 20-story building in an area zoned for 10 stories. That extra height could be worth tens of millions of dollars to the developer. So what does the city get in return? Often, the argument centers around job creation, economic development, and additional tax revenue. But why stop there? Want those extra 10 stories? Great. Renovate the bathrooms in our public schools. Build a public park. Fund neighborhood security improvements. Help surrounding buildings with necessary repairs. These are real, tangible benefits that can reduce public expenses and improve residents’ quality of life. And the developer still gets to make money. THAT is how cities should be thinking about public-private partnerships. The conversation shouldn’t always be about how much more money we can collect from taxpayers. It should also be about how much value our elected officials can negotiate on behalf of the people they represent. Because you can collect all the taxes in the world, but if the people managing that money don’t know how to negotiate or spend it effectively, it will never be enough. Cities don’t just need bigger budgets. They need better businesspeople at the negotiating table. Grateful to be a Floridian ☀️🇺🇸 Amendment 3 is such a win!

Florida is about to make owning real estate even more attractive! Amendment 3 expands homestead exemptions to $250K by 2028 and cuts the annual assessment increase cap on investment properties from 10% to 5%. No state income tax. Lower property tax increases. Florida keeps strengthening its case for real estate ownership. 🏡

What the haters overlook in the debate over Florida’s Amendment 3 is that property taxes don’t just affect property owners. They affect renters, too. When landlords face rising property taxes, those costs eventually get passed along to tenants through higher rents. Reducing the annual assessment increase cap on non-homestead properties from 10% to 5% helps slow the growth of those expenses. That doesn’t guarantee lower rents, but it can ease one source of upward pressure on housing costs. And when households and businesses have more disposable income, there’s more opportunity for that money to circulate within local communities. This is why property tax policy matters to everyone! This is a MAJOR WIN for Florida & a great way for @GovRonDeSantis to pass the baton. I am proud to be a Floridian today. ☀️🌴

My philosophy with referrals is very simple: I don’t need to be the expert everywhere. I know when I’m not the expert and am able to connect you with someone who is. If you trust me enough to ask, I’ll take the introduction seriously and connect you with the best person to get you what you want.

There’s something deeply old-money about owning a $12.5M estate in Coral Gables instead of a flashy waterfront penthouse. Eight bedrooms, museum-quality finishes, a private elevator, and half an acre of land. 🥂 DM me for details.

Now it’s time to vote on it!! 💌📫 Florida, vote YES on Amendment 3!!
Just wrote a letter to @GovRonDeSantis to get rid of FL property taxes. Owning something means that it is yours & nobody can take it from you. Florida should set the example - that when you buy land in Florida, it belongs to you, plain and simple! 👏👏
