🏠 Mortgage rates are at a 3-year high. So, what does that mean for homebuyers? TLDR: It makes buying a home more expensive. Let's break it down using the national median new home price of $410,700. With a 30-year fixed-rate mortgage and a 20% down payment, here's what your monthly principal and interest payment would look like: ➡️Last year: $2,034/month at a 6.3% rate ➡️Now: $2,275/month at the current rate That's $241 more per month — nearly 12% higher for the exact same home. 📈Why do mortgage rates go up? Mortgage rates are influenced by everything from your credit score and down payment to broader economic trends. One big factor? The 10-year Treasury yield, a type of loan issued by (you guessed it) the Treasury with a maturity of 10 years.

Let's talk about the other kind of joint account. Most cannabis is still a Schedule I drug, and banks that serve these businesses take on risk and extra compliance work. In 2024, about 1,000 banks and credit unions reported serving them — that’s about 1 in every 9 banks.

I built @USAFacts on one idea: give Americans the data and let them argue it out for themselves. @BenShapiro and @profgalloway graciously agreed to put my idea to the test. What do you think about this debate format? youtu.be/A7_1Mqhmf4Y
