If you want to ensure housing stability then don't do rent control.
While reasonable ppl can debate the design/efficacy of residential rent control, there’s a clear social interest in ensure housing stability for people. It‘s not at all clear to me there's a social interest in ensuring stability of tenure for businesses. therealdeal.com/policy-pro/n…

The National Supermarket Association (NSA) does not represent "mega corps". Instead, it explicitly represents independent supermarket owners, predominantly Hispanic-owned family businesses operating in urban communities. nsaglobal.org/ourorganizatio…
So turns out when people said these shops wouldn't work it's because megacorps would cry about having to fairly compete with them.

It's funny how Mamdani's platform can be summarized as "too many people are moving to low tax states, therefore NY needs to raise taxes".
Mamdani: Whenever I talk about raising taxes on the wealthiest, people will respond with what is generally a myth of capital flight. But the flight that has actually happened: 200,000 Black New Yorkers have left this city in the last few decades. There are so many people who will still tell you they’re New Yorkers, but now they live in South Carolina, they live in other parts of the country because they couldn’t afford to live in this city. And you can feel that in neighborhoods across this city, you can feel that in classrooms across the city. And so for me, it’s always ask yourself: How has this city left people behind, and how can we actually start to show up?

Wasn't Cea Weaver a major proponent of vacancy control? Has she indicated being open to a reversal?
My base case: He won’t oppose a vacancy reset bill in Albany in 2027, warehoused units will come back on the market, growth in asking rents will slow down or possibly even go into reverse (for a time). He and the echo chamber will downplay the reset and claim that his policies have been vindicated. Though it’s possible he and his allies will be foolish enough to aggressively oppose a vacancy reset, I suspect they’re too politically shrewd and reality-based to do that. The real game is to continue the conquest of the Democrats and build momentum for more independent “prairie populists” in red states.

Ukraine has consistently defended the right of nations to live freely, free of dictatorship, oppression, and human rights violations. The Maduro regime has violated all such principles in every respect. Democratic countries and human rights organizations across the globe have emphasized his regime’s widespread crimes, violence, torture, oppression, abuse of all basic freedoms, stolen votes, and destruction of democracy and the rule of law. Ukraine has not recognised Maduro’s legitimacy following rigged elections and violence against protestors, along with dozens of other countries in different parts of the world. The people of Venezuela must have a chance for a normal life, security, prosperity, and human dignity. We will continue to support their right to such normality, respect, and freedom. We stand for further developments in accordance with the principles of international law, prioritising democracy, human rights, and the interests of Venezuelans. Thank you to everyone around the world who helps to protect life.

This is the best explainer for California's housing problems. All the zoning reforms will do little without repealing multiple costly mandates.
California needs more homes, but builders face rising costs, strict rules, and a shifting market. Former Assembly Speaker Curt Pringle explains how state policies are stalling new housing—and what could actually work. Can the state find a way forward?
