Retail was written off. We think that was a mistake. As we see it, the sector is smaller, better occupied and harder to replicate than it was a decade ago. The strongest centers have benefitted from limited new supply, loyal shoppers and operators who know how to make the assets work. We see real opportunity in retail – for investors willing to focus beyond the sector’s old reputation. Read more: hines.com/retail-recovery?ut…

Today we announced a planned leadership transition at Hines. Effective January 1, 2027, Adam Hines will join Laura Hines-Pierce as Co-CEO; Jeff Hines will become Chairman; David Steinbach will become President; and Alfonso Munk will become Global CIO. Laura and Adam have helped lead Hines' evolution as a global real assets platform in recent years, and this transition builds on the strong platform already in place. It reflects the long-term view and careful planning that have guided Hines for nearly seven decades – and our ambition to connect local insight, investment discipline and global reach in new ways. What matters most remains the same: talented people, deep local relationships, investment discipline and an operator's edge. We're looking forward to the next chapter with our colleagues, clients and partners around the world as we continue shaping the places where people live, work and connect.

New manufacturing. New markets. New leaders. The future of manufacturing in the U.S. may be defined less by a single factory than by the ecosystem that already exists around it. In his conversation with @DianaOlick at @CNBC, Hines Global Chief Investment Officer David Steinbach discussed what a potential $1 trillion U.S. manufacturing buildout could mean for investors. Annual gross domestic product growth has been positive in most major economies. That matters for private real estate because positive growth could help stabilize occupier demand, but it does not automatically create enough demand acceleration to bail out every sector and market. We believe selective deployment may be warranted, but broad risk-on behavior could be premature. For sector-by-sector insights, read on: hines.com/2026-mid-year-outl…

As investors reassess portfolio construction, private real estate is earning renewed attention as a strategic allocation with the potential to complement traditional investments. Access to private markets is continuing to expand, and thoughtful manager selection, high-quality assets, and diversified strategies could work together to differentiate investors as a result. With renewed momentum across global real estate, we believe the next investment cycle may reward selectivity more than broad exposure. Read more from Hines Research: hines.com/news/the-new-age-o…

You’re looking at a pattern that has historically been associated with the early stages of a capital-market recovery. Transaction volume has recovered from its weakest period, but Q1 2026 momentum varied by region and sector. In our view, the most competitive equity markets are those where pricing has reset and the debt market has been open. We believe that attractive deals are likely to be those where the capital stack could be executable today and the asset has a credible path to income growth tomorrow. The current market is not yet a broad rebound story. While different domains of demand have been picking up, the intersection of constrained supply and selective demand is where we have seen opportunities emerge. As Hines' Global CIO David Steinbach explains below, we’re taking a measured, long-term approach even to “hot” sectors like AI and data centers. Watch the full conversation with @Bloomberg’s @kgreifeld and @RomaineBostick:

This spring, geopolitical conflict across the Strait of Hormuz demonstrated how energy volatility could redefine the investment environment in a flash. For individual assets, exposure could vary sharply by efficiency and lease structure. With a wide range of potential scenarios, we believe energy intelligence is now more important than ever. Energy has become a top-line factor in how real assets respond to inflation, how they are financed, how tenants experience cost pressure, and how competitive they remain over time. In a new Perspective from Steve Luthman and Sean Murphy, they break down how energy intelligence could inform decision-making, from investment strategy to asset-by-asset operations. bit.ly/4evqdmz

The boundary between infrastructure and real estate has become increasingly blurred, creating a broader real assets opportunity with potential complementary sources of resilience, income, and recovery-driven growth. Faced with a multi-trillion-dollar investment gap, we believe that communities have a huge opportunity to work with experienced firms who understand this convergence. Find out more: bit.ly/4aesznx

Despite geopolitical conflict, energy market volatility, shifting trade policy, and tighter financing conditions, we believe managers with the right locations and resources have an opportunity to create value through active ownership or counter-cyclical development with little competition. We believe a unique opportunity is taking shape in European office. Just look at pricing: as geopolitical shifts redefine the landscape, there has been a significant divergence between prime and secondary office values, far greater than other sectors, that has already emerged.
