Mortgage rates ticked down this week for the first time in about two months, but they're still above 7%. In North Texas, the bigger factor for buyers right now is builder incentives. A lot of new construction comes with rate buydowns that resale sellers can't easily match. If you're selling, know what the builder down the road is offering, because that's your real competition.

I use AI every day in my business now. It drafts reports, sorts research and flags what needs my attention. The rule I've landed on: it prepares, I decide. Anything that goes out under my name or touches a client's money gets a human look first.

Avelo opens at McKinney National Airport on Nov. 11 with 11 nonstops and about 150 jobs. Most people see an airport as a travel story. I see an economic development one. Commercial service in Collin County changes where companies look and where families decide to live.

Early voting opens today. The cycle I saw at City Hall: colleges train talent, employers follow talent, housing follows jobs. With up to ~11M sq ft of office planned at Fields, the talent pipeline matters. I support Collin College Prop A. cheneygroup.com/blog/collin-…

Not long ago people said Frisco was too far out. Anna is that place now. 1,800 homes breaking ground there tells you the growth line hasn't stopped moving north. The cities that do well with it plan the commercial side early, so families aren't driving 20 minutes for groceries.

Every city in North Texas competes for every deal, and that's healthy. But companies pick the region first and the city second. The cities that win the most are the ones that help land the deal for North Texas even when the site ends up next door.

Close to 15 years ago my son Zach asked me why everything in Frisco was nice except our downtown. I didn't have an answer. Tonight we cut the ribbon on 4th Street Plaza in the Frisco Rail District. Now I do. 🧵 @CityOfFriscoTx @visitfriscotx

Voters said yes in 2019 and 2023. Main Street, a 450-space garage, and now the plaza add up to more than $80M in the place where Frisco began. A 20 year overnight success story.

The biggest lesson from studying downtowns across the country is that you can't just build it, you have to program it. Free events on the plaza all week. It's good to be here!

Century buying HistoryMaker while DFW prices are down year over year is a bet on where North Texas will be in five years, not where it is this quarter. What they're really buying is land and lots in the path of growth.
No. 10 largest homebuilder Century Communities buys No. 77 largest builder HistoryMaker—and makes a big bet on Dallas while it's down Home prices are falling year-over-year in all nine DFW counties where HistoryMaker builds My latest ResiClub PRO report resiclubanalytics.com/p/home…

Fehmi Karahan has a long track record of building places that last, and 11 million square feet of office at Fields is a big vision. Frisco is lucky to have him developing here.

Kyndryl could have put its first U.S. AI lab anywhere. It chose Frisco Station: up to 300 AI and engineering jobs over four years. The part I'd watch is the training work with NPower and Dallas AI. That's how people already here get a shot at those jobs.

In Grand Rapids with @FriscoChamber's LEX trip, alongside city, education and business leaders. Year 7, and every trip has shaped Frisco. A highlight: why a Frisco Community Foundation matters for filling the gaps that come up as a city grows.

Compare the bill. Factor in homestead. On a $500k home, annual *city* tax after general homestead (TY2026/FY2027): Frisco $1,702 Plano $1,750 Allen $1,970 McKinney $2,061 Prosper $2,083 Celina $2,858 McKinney’s rate is lower than Frisco’s. Frisco’s bill is still lower here because of the 20% homestead. Lowest rate ≠ lowest bill. City portion only. ISD + county + other taxes are separate.

An exciting day for Frisco! Congrats to all the volunteers who proved this concept for over a decade and for @PlayFrisco for bringing this vision to life. I can’t wait to get my bike out there or just enjoy walking the nature trails. Well done!
Now open! The City of Frisco is growing its park system by opening the 122-acre Northwest Community Park, located at 13770 Teel Pkwy. Learn all about it at friscotexas.gov/m/newsflash/… The new park marks the first time Frisco has built a community park in one phase. Northwest Community Park is also an active restoration project, designed to preserve endangered Blackland Prairie. @PlayFrisco

Northwest Community Park opens today. Long before the playgrounds and splash pad, volunteers from DORBA, Shawnee Trail Cycling, and Frisco Cycling built the trails in 2012. That citizen proof of concept served this community for years. Cities get better when people show what’s possible — and then the city finishes the job.

Cowboys Night at The Star. 10th straight year of open practices in Frisco. We bought 91 acres for Nebraska Furniture Mart, lost it, and three months later the Cowboys called. My kids grew up performing in that stadium. The Cowboys changed this city forever. Some of our biggest wins start as a loss.
