Replying to @YIMBYLAND
Such a massive fan of the @LCI_LA vision. Streets = mobility + public space Housing = dense 2-3 stories over retail Lots of green space. Walkable, livable, vibrant

Exactly! See the plan: @LCI_LA
I don't really understand why we don't pile housing atop of high street buildings. It's just unused space, and it takes nothing away from anyone to give people the option of living above shops.

LCI starts with a vision for a neighborhood created with community stakeholders. Here is a post from Gerhard Mayer, LCI Co-Founder, with ideas for envisioning XX neighborhood to spark conversations about what is possible. #livablela #livablecommunities #culvercity #walkablela #urbanism

One of the best explanations I’ve ever read of the counter-intuitive way traffic works
it’s me. i’m that guy. building more housing does depress prices (because the housing market uses prices to allocate a scarce good) building more lanes doesn’t relieve congestion (because highways are free and rely on traffic to allocate scarce roadspace)

If Culver City gets this right, the Hayden Tract will be more than another redevelopment project. It will become proof that Southern California can build neighborhoods people genuinely want to live in – and a blueprint for cities across the region to follow.

Hi @gretchenwhitmer, now that HB 5570 & HB 5571 legalizes single stair up to four stories, it's time to invest in some pattern books/design databases to derisk courtyard urbanism for small Michigan developers. Michiganders deserve nice cities, too!

With car free neighborhoods, everyone bikes.
Make it easy for tons of people to ride bikes, and tons of people will choose to ride bikes.

Working from Columbus this week & shocked at the extent of both the prewar, pre-car neighborhoods and also the quality of the new construction These are brand new brownstone-style townhouses, classic but not pastiche. Unbelievable placemaking
This is not NYC, this street is a little over a decade old in Columbus, OH. Stop pretending we can’t build great walkable and dense neighborhoods all across the country!

"LA has no big parcels left to build housing” Anyway, here’s a boat-parking lot that could be 500 apartments a la @UrbanCourtyard
