HOW PRIVATE EQUITY FIRMS ANALYZE DEALS:
Most important metrics:
1. Stabilized cap rate (yield):
Since we focus on value add, the entry cap doesn’t matter, as long as we can service our debt
The stabilized yield matters because it shows the intrinsic cash flow of the deal

6 years ago if you told me I’d land my dream job and have a son in the same month I would’ve called you crazy. 6 years ago my mom found me next to a Dunkin’ Donuts dumpster strung out on drugs. 6 years later I am about to experience a dads greatest gift a son.

Merry Christmas amigos. If I could wish anything for you motherfucks, it would be more positivity throughout your lives. My best days this year weren’t necessarily the days where the best things happened, but days where I had the best/most hopeful outlook. Wishing that for youze.

Buddy going to Bend, Oregon next week. Great town but I haven’t been in many years. Would anyone be kind enough to send some good restaurant recommendations. Thx.

Smokeshow photographer sitting in front of me. She has a camera. I have a camera. Might say sup. Definitely won’t. But would be sick if I did

The Friday Beers crowd is not happy with Zillion Beers. I can see why they feel threatened since they’re limited to one day and I’m limited to a zillion days

Two different coaches in the Cal League this year told me watching Bart was like watching a big leaguer on a rehab assignment. Just a different animal with his size and strength.

I don’t play fantasy football so I’m being honest here..: is Niners Matt Breida valuable? Every time I watch him, he’s making people miss. Badly. A clinic run today.
