Traders on @Polymarket are betting San Francisco home values will fall further by year-end In Polymarket’s quarterly market for the San Francisco metro, the chance of home values ending the year below $1.062M has jumped from around 25% yesterday to around 60% today @ParclLabs’s latest benchmark is about $1.107M. Miami’s housing index rose 1.51% over the past week, while all seven other housing indices listed on Parcl V4 declined. New York City fell 1.40% and San Francisco fell 1.09% over the same period. Miami’s rebound took its index from $389.38 to $395.26 per square foot. Even after that recovery, it remained 0.96% below its level 30 days earlier.

Homebuilders are exposed to home prices long before a home is ready to sell. 65% of builders reported using sales incentives in NAHB’s October survey. That’s a business case for housing-index markets: managing price exposure between buying the land and closing the sale.
HOMEBUILDERS: Public homebuilders put ~$140B of new homes on the market every year. ~$30B of that is gross profit, and every point of margin is ~$1.4B. All of it is exposed to where home prices go between buying the land and closing the sale. None of it is hedged.

D.C.’s year-end housing bets look less one-sided than they did on Friday. In Polymarket’s quarterly market for the Washington, D.C. metro, the odds of its home-value benchmark ending 2026 below $503K have fallen from 60% to 45%. Below $503K is still the market’s favourite. But the $503K–$507K range has gone from a 12% chance to 21%, cutting the gap between the two leading outcomes in half.

The market price doesn’t have to be your entry price. On Parcl V4, a limit order lets you choose your entry price and trade size for a housing index. It fills only at your limit price or better. If there’s no match, your order can wait on the book.

A builder can spend months paying for land and construction before a buyer agrees to a price. @ParclLabs shows roughly $8B in asking prices across Dallas new-construction listings. More than half of those listings have taken a price cut. For builders carrying unsold homes, a softer market can mean lower sale proceeds while financing and other holding costs keep running. Their exposure to home prices continues throughout construction and the search for a buyer. Parcl’s housing-index markets give property owners another way to manage part of that exposure while continuing to hold the property. You can also take a position on where Dallas home values finish the year through @Polymarket’s Q4 Dallas market, which settles using Parcl data.

MIDWEST: The hottest states right now are Illinois, Iowa and Indiana, all up 5%+ Y/Y. West Virginia is even getting in on the action Illinois leads the country at ~8% Most of the rest of the U.S. is within +/- 2%. Texas and Washington are the laggards, down ~3.5–4%
