For the first time since the 1990s, 🇨🇦 house prices are negative on a 5-year basis. 3 implications: -Harder for borrowers to refinance/extend amortization = no payment relief -Harder to switch lenders = sub optimal renewal terms -Less equity = fewer trade-up buyers, removing a key source of market liquidity

The Bank of Canada just said the quiet part out loud: There is no path to affordability in Canada without home prices coming down. Housing is already weakening. No one is coming to save this market.

I love this photo. I'm obsessed with the usefulness of things I use EVERY DAY -- specialty coffee beans, beautiful sweaters, great gym gear -- and allergic to overplanning for things that I'd rarely use, like an RV that gets taken camping once/year

A few years ago UCLA did a study on room usage. I often think about how useless a porch/dining room is. Why hasn't there been more innovation around how people ACTUALLY use their space in their homes? wsj.com/articles/SB100014240…

Canadian subprime lender Goeasy GSY.TO drops 58% today, but share prices of Cdn banks are up, though the customer base is generally the same. Are investors too complacent about the risks of lending to Cdn households?

From the ADP report: "The pay premium for switching employers hit a record low in February." When the jobs market is hot, you can command increases in pay for switching jobs but in a cool labor market, that premium compresses.
