I’m Kellyann, and I buy property using investment loans from private investors.
I specialise in increasing people’s wealth by investing in residential property for rental in Leeds.

“Working” week in Wales… 🏴
Every so often I go off somewhere for a review / planning break, to get time and no distractions to do some work.
… except then I hardly get any work done because I’m too busy jolly jaunting around the area! 😆
Still, saw some nice properties!!
From today, local authorities in England can now step in and manage privately owned properties that have been vacant for 6 months.
Reduced from the previous 2-year threshold to help bring them back into residential use, while ownership remains with the landlord.

Three fire doors were fitted this week at my project - a necessary requirement, because of the way the configuration is laid out, as well as it being a back to back property - meaning there’s only a single access entry / exit point, the one door into an open plan kitchen /lounge.
Throwback to that time a naughty tenant destroyed my house, allowed asbestos and rubbish to be tipped on the drive in exchange for drugs, then it kept getting flytipped by other people, kids breaking in and starting fires in the garden for the fire brigade to put out…. yayyyy…
November already… time flies…
Two months left to achieve everything you said you wanted to achieve this year… how close are you?! 🤔
There’s some absolutely TERRIFYING things happen in the world of property!
Here’s a collection of the most scary things I’ve experienced, some Halloween Horrors of Property - click the link to enjoy!

Went to a property networking curry last night and had a lovely time… even though the lovely people I met wanted to talk about property! 😆🧱🏚️
I’m an only child, and spend 95% of my work / time / life alone.
So sometimes it’s nice to meet up and be sociable! 😅
Kitchen acquisition for the project today, after two weeks of mulling over styles, doors, colours, cabinet prices etc from a whole range of trade counters.
Here’s the kitchen ‘before’… before we destroyed it, that is! 😆
So today: final decision, order, and part with money! 😅
You might not know this, but I have a scar above my eyebrow from sticking a wallpaper scraper in my forehead, aged about 7...
Before I bought this latest house, I reckon it had sat empty for at least a year.
And despite airing it thoroughly for days, I’m not happy with the damp feeling when I go in the house.
So will use a combination of this dehumidifier and heating on to draw all the moisture out.
All the roofing and fencing companies today after the weekend’s storms…. 😆
No reports of devastation and destruction as yet from my own portfolio, so fingers crossed I’ve got lucky! 😅🤞🍀
The electrician has been hard at work at my project this week.
He’s been swapping lights, installing a mains powered smoke alarm, swapping naughty outdated things like this socket, and installing panel heaters.
Property now all safe, legal and compliant electrically 😁⚡️💡
Today’s fun and games involves me trying to order fire doors, and not being able to decipher my own handwriting, nor trusting my own measurements when they didn’t exactly match the joiner’s…
Lessons learnt: measure twice, and write in your nicest bestest handwriting! 😆✍🏻📏
This week I have been in Malta, ticking off a bucket list item: see Popeye’s Village! 😆🇲🇹
Barely thought about my project whilst on holiday because we were that busy sightseeing 😎
And now this morning I’ve woken up at 6am scouring the internet in a refurb materials frenzy! 😆
Another delightful design flaw, check out this sink obstructing the access of this supposedly disabled access toilet!
Even I had to squeeze in to use it!
Remember folks: prior planning prevents piss poor property performance!
Spot the mistake…
Little naughtiness I’ve seen in this property to start the day, you can’t do that!! 😱
Planning of electrics and water and gas and how they intermingle with each other can be detrimental to health and safety!
😬⚡️💦🔥⚠️☠️
Anybody could do property, in theory…
but doing property well is another matter!
There’s no point having a portfolio that doesn’t perform well and bleeds money.
I have invested heavily in my property knowledge and education through superb UK training providers.
Ohhh you know you’re starting to get attached to your project when you check it over at the weekend and think “Maybe I’ll move in here…”
😬😖😆
