An EPC isn't a retrofit plan.
A retrofit assessment looks at the whole building: moisture risk, ventilation, wall condition, thermal bridges, and how all of it interacts.
For older or complex properties, it's the most valuable spend before anything else.

Cold corners in a room are rarely a heating problem.
They're a thermal bridge ā the structure conducts heat out faster than the insulation compensates.
Turning up the thermostat won't fix it.

Your insulation might be fine.
But at steel lintels, floor edges, and wall junctions, heat bypasses the insulation entirely through the structure.
That's a thermal bridge. No amount of extra insulation elsewhere fixes it.

Most retrofit advice assumes you have a big budget and time.
Most homeowners have neither.
Start with draught-proofing and loft insulation. Both are cheap, both pay back fast, neither depends on anyone else's agreement.

The most expensive retrofit mistake isn't a bad product choice.
It's the wrong order.
Fabric first. Ventilation. Heating. Renewables.

Still cold after insulation?
Two likely causes: heating controls not set up properly, or incomplete coverage.
Insulation on 3 walls still lets heat out through the 4th.

Myth 5: more insulation is always better.
Reality: without ventilation, more insulation just means a bigger moisture problem.
U-value: how easily heat passes through a wall. Lower is better.
R-value: resistance to heat flow. Higher is better.
Your EPC uses U-values to calculate your rating. A measure that doesn't improve U-value below a threshold barely moves the band.

Installing solar for the first time? A battery usually makes sense ā roughly doubles self-use.
Already have solar? Depends on your inverter and how much you currently export.

Everyone blames the windows.
An uninsulated loft or solid walls usually lose more heat ā for a fraction of the cost to fix.
Loft first. Windows after.

Your EPC doesn't update itself.
Valid for up to 10 years, showing old numbers, regardless of what you've improved.
Keep receipts. You'll need them for a reassessment.

Those small slots at the top of your windows aren't decorative.
In a home that's been insulated, they're sometimes the only escape route left for moist air.
Check yours aren't painted or blocked shut.

A 5-minute trickle vent check before work started would have caught this.
