Typically the sale lease backs are pretty long. When the 15-20 years run out, rents in great locations have surpassed what the original owner can afford to pay. It’s not that the landlord doesn’t want to renew them - it’s just they can get higher rent taking it to market.

Sale-leasebacks are great as a tool for smaller businesses to get a capital infusion, but they need to be mindful of duration and options. Many solid businesses (mostly in-town retail) go under because they have nowhere to go.

Agreed - I think they only do Monday night though? Kevin is so good at his craft. I think football on the radio may be his best and ironically probably least known gig.

Been in the car a lot lately, and I’m starting to feel like listening to an NFL game on the radio with a good play-by-play announcer might be better than watching it on television.

Agreed - Kiawah is always wonderful, and there’s no bad time at the beach in general, but the summers are super crowded and hot. Fall is multiples better IMO.

Beach in the summer is not great. Love fall and winter beach. Kiawah especially.

It’s not for everyone, but I’ll take cool, overcast and breezy, sitting in a chair and reading on an empty beach over warm, sunny and crowded every time.

If it’s stabilized, yes. But it likely wouldn’t be for sale if so.

I have a friend who owns two golf courses. Both the clubs I belong to (one of which is a top 150 course) are owned by individuals. It’s wild!

Not to that point yet. Listing isn’t that old. But it could certainly happen!

People who actually know how to run a golf course can do pretty well!!

Random real estate niche rant but selling a golf course is tough. Tons of activity - everyone wants to own a golf course… until they realize it requires RUNNING a golf course.

I found the listing online. I called to see if it was under contract before I went to the trouble of creating an LOI.

Yeah it was the junior guy on the listing. He for sure should be hungrier. Might have sold another seven figure listing. 🤷‍♂️

Literally gave him almost ten seconds to say something else before I spoke. Very awkward.
