I repeat, I want a Ben Johnson jersey!
Make it happen, @ChicagoBears
Dear @ChicagoBears,
I have never once wanted a jersey with a coach’s name on the back
Until Ben Johnson
Make the jersey and I’ll buy it tomorrow
Things I'm supposed to believe:
- Rent control creates affordable housing
- Tariffs are paid by China
- More oil is leaving the Gulf than before the war
My Wednesday morning randomness:
Trump crapped the bed. A year ago, Republicans were favored to hold the Senate. After tariffs and the Iran war, I don't see that happening.
If Democrats take the House and Senate, welcome to two years of impeachments and inquiries. Hegseth, Trump, Kushner, Witkoff. We're about to live through the most frustrating DC of our lifetime.
The second order effect most people are missing: Elon may have more at stake than Trump. SpaceX, Starlink, and Tesla all sit downstream of federal contracts and regulators, and Starlink's role in Ukraine is an obvious target for hearings.
All of this is happening against higher rates, slowing growth, and rising unemployment. Stagflation is no longer a distant maybe, we're inching closer to it.
Things rarely fall apart all at once. They fall apart slowly, and then quickly. This feels like the part right before quickly.
What happens when Washington is at war with itself exactly when the economy needs leadership? We're so screwed.
And speaking of war, I'm convinced all hell breaks loose with Iran. Not sure if it's right before the midterms or soon after, but I'm bracing for it.
If you can't tell, I'm not optimistic right now. F**k.
How GPs get fleeced by their own property manager:
1. Hire a national PM company
2. They hand you a menu: SEO, website, reputation management, social media. Each with its own fee.
3. You want max marketing, so you check every box
4. $500/month gets you this
$6,000 a year to celebrate National Snack Day.
Friends don't let friends check every box on the PM menu
A local commercial real estate story in 3 acts:
1) Arby's builds a brand new building
2) Franchisee goes bankrupt in under a year. Nobody wants to lease the building.
3) 7 Brew Coffee bulldozes a 2 year old building to build a new location
America runs on drive-thru coffee
Sold another one
Purchased in June 2021 for $13MM, part of the Better Housing Foundation portfolio that was auctioned off
Returns are made on the way up
Reputations are made on the way down

*cough*
A few of you here should pay attention
Elon can put satellites in orbit for $74M
Today, it costs about $80M to ship one tanker of oil from the Middle East to China
Space is officially cheaper than the ocean. Wild times.
Every real estate person has the same disease.
You see a panel, you open it.
Opened the one in my hotel room. Note inside: HOT!!! Don't touch!!! 🤣 ⚡️
First travel hack was TSA PreCheck
Then it was Clear
Now it’s the Touchless ID lane
Each one works great until everyone else finds out

2008: joined Twitter to post nonsense
2026: sold a 155-unit apartment complex to someone I met here
Still mostly post nonsense

Chicago is spending $922k per unit on this project. Not a typo and it gets worse.
The school closed 13 years ago, it took them this long to put this project together
103 units for $95M with $66M of it from taxpayers
Give me $95M and I'll build you 300 units
Chicago trying to solve affordable housing like this is throwing water balloons as you watch your whole house burn down.
Von Humboldt School will finally become affordable housing after the project secures city funding.

Not a threat to our livelihood:
Data centers
Actual threats to society and our future:
Casinos
Slot machines in every strip mall
24/7 sports betting at your fingertips
Social media
Declining birth rates
Ultra-processed foods
We’re scared of the wrong things
My housing thesis is pretty simple:
Buying gets harder
More people rent
Job losses start
More homeowners are forced to sell
Inventory rises
Prices fall
I think stagflation is what gets us there and it starts tomorrow
The first part could look pretty good for landlords. The next part could get ugly for everyone.
How long does this take to play out? Not a damn clue, but that’s the sequence I’m expecting
