This guy is an environmentalist capitalist beauty-first developer.
25 years ago, Steve Nygren heard a bulldozer in his backyard, 45 min south of Atlanta, and started asking a question:
Does development have to look like this?
That question eventually became @serenbe
Steve rallied more than 500 landowners around a conservation vision. Serenbe broke ground in 2004, and its first 40 lots sold in six weeks.
Today, it spans roughly 2,400 acres, with 800 homes and 1,500 residents - while preserving 70% of the land and clustering development on just 30%. Thereโs a 25-acre organic farm and more than 20 miles of nature trails woven through the community.
He didnโt set out to build a famous communityโฆ He started by caring deeply about the place right in front of him, asking whether there was a better way.โจ
You donโt need 2,000 acres to begin.
Start in your own backyard.
More cars, concrete, and sprawlโฆ NO!
Iโve admired @serenbe for years, but experiencing it in person blew me away.
And the story of how it came to be is pretty epic.
Steve Nygren and his family had moved to a little farm in the countryside outside Atlanta when, one morning, he and his daughter saw a bulldozer clearing the woods next door.
Serious wake-up call. Atlanta was coming.
So Steve started buying the land around him. A few acres led to hundreds, until he realized he couldnโt simply buy enough land to stop sprawl.
One thing led to another. Steve helped rally some 500 neighboring landowners across 60,000 acres, engaging a years long process to totally rethink the zoning so that growth could be concentrated into villages while the vast majority of the countryside remained open.
And eventually, Serenbe became the experiment that proved the idea could work. The demand for these homes is outrageous. And so are the prices, but thatโs simply because of the demand.
We donโt have to choose between building and preserving, density and nature, progress and beauty, etcโฆ
I hope we go back to our village roots as we contemplate our future city and town building (& restoration!)

It was December 2025 when Icculus , who I consider a true ART lover, messaged me and asked:
- โAt some point would you consider a commission piece for something Zoroastrian?โ
- And guess what? I realized I was about to create my very first commissioned NFT artwork.
โข I put everything I had into it, and we had a lot of conversations until I came up with a story that made me feel it was worth incorporating the Faravahar, such a powerful and meaningful symbol, into the piece.
- The story went like this:
They say that in ancient times, when divs still roamed the mountains and heroes carved their names into stone, there stood a tree known as the Guardian Tree. People believed that the Faravahars descended upon its trunk at night.
One day, a simple shepherd lost his way deep in the mountains and heard a strange laugh, something between a whisper and the creaking of wood.
He approached and saw a gentle light moving across the tree trunk.
From within that light, a Faravahar emerged. Not like a heavenly angel, but exactly as the storytellers described them: broad wings, the face of an old and wise figure, layered garments, and ancient lines etched into its face.
At that very moment, a div with twisted horns leaped out from behind the rocks, roaring with huge, terrifying eyes, just like the demons of ancient Persian legends.
The Faravahar stepped forward, raised its hands, and brilliant light spread from its fingertips.
The shepherd was terrified, but the Faravahar spoke:
โI am the Guardian of the Pact. Whenever someone loses their way, I emerge from wood and stone to guide them.โ
The light swallowed the div into the shadows so quickly that only a faint trace remained.
The shepherd went on to tell this story wherever he traveled. And people began to say that whenever you see a hollow in the trunk of a tree, it might be a sign of the footsteps of a Faravahar that once emerged from within the wood.
โข Through this story, I was able to create something that resonated with the collector while incorporating the elements they wanted to add or remove from the artwork.
- And thatโs how "Guardian of the Pact" came to life.
- I minted it as a commissioned piece on SuperRare and delivered it to the collector.
โข I wanted to revisit this topic because commissioned work always comes with its own challenges, but for me, thereโs something incredibly rewarding about creating an artwork that carries the meaning someone wants to express, in the style they love. ๐๐ป
