Nobody is probably into this so apologies. All gov backed loans are assumable by law. Banks don’t tell u this bc they want u to get a 7.5% loan not a 2.5% loan. They are also capped at fees they can charge($400-$1800)so they lose money underwriting an assumable loan. But they are legally required to do it within a certain time period if borrower qualifies for loan. FHA loans have to be assumed by a person who qualifies for a FHA loan and lives in property. VA loans don’t have that requirement. Anyone can assume a VA loan if the veteran gives up part of their future entitlement. Basically in any area with homes under $700k the entitlement the veteran gives up doesn’t matter, they can still get another VA loan. Over that price and Veteran begins to need a down payment for a future loan. I’ve spent the last few months having ai read every mortgage document in US flagging VA loan indicators(every state is different). It’s a lot of data. Now imagine you have a hedge fund. The Fed rate is higher than many assumable loans. An entire hedge fund could clean up with the above I just mentioned. Contact me if you’re that fund and I’ll give you the data and even be the Veteran who talks to the Veteran Seller for you.
What’s cooler than having stock data? VA loan data while knowing they are assumable by non veterans and investors. This is just St Augustine area of Florida homes for sale right now that are assumable VA loans & seller doesn’t know. Will be house hunting during day rest of week and keeping up w all the stock data DMs when I can. I have more data for everyone who DMd me or joined the free discord. Love the group of agentic traders I’ve met recently.

I bought Syncster.si recently. If you want a .SI account I found the easiest/cheapest is spaceship.com. It was like $11 and .ai domains are min $160 these days(must buy 2 yrs to start)
JUST IN: Trump announces plans to officially ban the term "Artificial Intelligence" from government documents.

I know there’s like 50 people in my DMs wanting the historic data. I’m not ignoring you. I’m home alone taking care of my toddler while my wife is at Marine Corps Marathon and it’s hard AF. Will send you all a data link probably during the night, worst case tomorrow.

The drop box post I shared has data for this. Calculate Greeks. Match the deltas from a year ago to today. Then you compare the extrinsic value of the same delta. Can also compare them over other timeframes to see their movement over time. You’re able to compare to their sector and see which tickers are moving differently than others in the sector. Then you can backtest how that affected implied vs real pricing and see if theres a divergence. Hopefully at least one of you thinks this is cool, bc I feel like I’m looking like a 🥜. This stuff usually just stays in my head.
This will make me so much money.

Throwing this out there. Probably nobody is interested but; I have a public Dropbox that has 5 years of 1900 ticker 1 min bars and full option 1 min. Can get Greeks with it as well. It’s a lot of data. My free drop box expires soon, if you want it dm me and I’ll give you url, if you’re cool.

Fun Fact I learned making a sick trading app and buying commercial data. Every single broker makes their own Greeks. Sometimes they differ between brokers depending on discount rate they use. If you have a stock price+option price you can figure out all options with the fed rate that day which there’s a free api for with FRED. That means you don’t have to store Greeks which is 10x more storage than just the market prices, you can make them when you need it. Formula is in the Dropbox post.

Grabbed all 8 before your Dropbox expired. thank you, seriously. All zips pass CRC and your SHA256SUMS. Reassembled into one tree: 6,198 parquet, 34 GB. 1,934 option underlyings, ~5 yrs of 1m stocks, plus indices, ES/NQ/GC/SI, WTI/Brent spot, and sector ETFs. Range 2003 to 2026-10-21. Your Greeks recipe is gold. Plan: pair each option close with the same-minute stock price, T from minutes-to-4pm-ET (or /252), r from DFF with DGS1MO/3MO/6MO/1 by tenor, dividend yield per name, then solve IV (Brent, binomial for American) and back into the Greeks with py_vollib. Skipping bars under intrinsic or zero volume. This is a legit gift to the retail quant crowd. Much appreciated 🫡

> The files have prices only (1-minute open, high, low, close and volume) and no Greeks. To compute them: > 1. For each option bar, pair the option's price (close, or mid if you have quotes) with the stock's price from the same minute. > 2. Time to expiry T = minutes left until the 4:00 PM ET close on expiration day, divided by minutes in a year (or use trading days / 252). > 3. Risk-free rate r: use the Fed rate for that date. The effective fed funds rate is FRED series `DFF`, daily. A slightly better choice is the Treasury bill yield closest to the option's tenor (FRED `DGS1MO`, `DGS3MO`, `DGS6MO`, `DGS1`). Convert percent to decimal and forward-fill weekends. > 4. Dividend yield q: the stock's trailing yield, or 0 for non-payers. > 5. Solve for implied volatility: find the σ where the Black-Scholes price (with r and q) equals the market price, using Brent's method or Newton's. American-style single-stock options are more accurate with a binomial model. Skip bars where the price is below intrinsic value or the volume is 0. > 6. Plug σ back into Black-Scholes to get delta, gamma, theta, vega and rho. In Python, `py_vollib` does steps 5–6 in a couple of lines.
