Because subcontractors, suppliers, equipment vendors are so critical to projects and aren’t directly contracting to the owner, architect, or contractor, they always add risks to the project.

The skilled and semi-skilled workers are constructions’ most valuable asset. They’re the men and women plumbers, electrician, sprinkler fitters, carpenters, etc.

Specialty subcontractors often referred to as subcontractors because they perform their work under a contract with another contractor to do a portion of the contractors work vs contracting directly with an owner.

Construction Managers or CMs may be employed by construction management firms, general contractors, architects, engineers, owners, or specialty contractors.

Construction Manager: organizes the project team to perform the construction management function.

Construction field management staff: superintendents, foremen, field engineers, and lead workers.

Construction management staff: estimators, schedulers, and purchasing agents.

Self-perform work: when a general contractor performs any aspect of the actual construction work with their own forces. #construction

When a general contractor doesn’t perform the actual construction work w/ their own forces, they arrange for subcontractors/trade partners to perform the specialized craftwork such as earthwork, concrete placement, painting or plumbing.

The general contractor/prime contractor enters into a contract w/ the owner to deliver the construction project according w/ the plans and specs that have been prepared by the architects & engineers.

The general contractor/prime contractor may or may not perform any of the actual construction work with their own forces.

The constructor’s job is to oversee and manage all of the construction operations into a single, safe coordinated effort.
