Lingering questions about remote work: Flexibility is here to stay, but what might younger workers -- and the rest of us -- lose when colleagues don’t work side-by-side? Read more in the newest edition of The Hamrick Brief. thehamrickbrief.substack.com…
The Fed is expected to leave rates steady Wednesday. If you carry a credit card balance, interest around 22% won’t ease anytime soon. Savers have the better deal, with some accounts still earning more than 4%.

Consumers have experienced more than 5 years of elevated inflation. They are becoming resigned to it, which is a problem for the Federal Reserve.

@DiMartinoBooth hears "echoes of Enron" in AI's off-balance sheet debt & sees the market topping as it searches for what's next, @hamrickisms on just how bad housing numbers are, plus @ChuckJaffe's annual Halloween cash-or-candy giveaway will have a cool new twist this year!
Freddie Mac's average 30-year mortgage rate eased to 7.32% this week, from 7.40%. A small break, but still more than a full point above a year ago (6.19%).
Meanwhile, pending home sales are at the lowest level since NAR's index began in 2001. You read that right, even lower than during the Great Financial Crisis.

Consumer sentiment barely budged in October, but the details are rough. 56% say high prices are hurting their finances. 85% say it’s a bad time to buy a home. And inflation expectations stay elevated as the Fed meets next week. My take via The Hamrick Brief:

Before the Iran War, mortgage rates were at 5.98%. This week, the average is 7.32%, according to Freddie Mac. Inflation and surging Treasury yields are the culprits.
News: Trump could sign an executive order on housing affordability as soon as 3 PM today, I'm told.
ICYMI, we scooped this AM that officials were at odds over how to proceed: semafor.com/article/10/22/20…
A draft seen by Semafor would make it easier for some homeowners to cancel their mortgage insurance; create an interagency task force on manufactured housing; allow more homeowners to refinance without title insurance; and direct the Agriculture and VA departments to lower interest rates for single-family home loans.
@ScotsmanGuide first reported the talks.

This is the exact thing we’ve been warning about for years… AI agents with unrestrained access to your bank account and protected information. When consumer AI agents are accessing YOUR bank account or using YOUR credit card, they must be subject to fiduciary-like duties of care. We need to pass my AI AGENTS Act to get some basic guardrails in place.
SCOOP: Major U.S. banks are detecting unauthorized third-party AI agents inside customer accounts, including some attempting to take actions that appear to be independent of user instructions, sources told Axios.
The findings have alarmed banking executives, who are racing to restrict access to their systems as AI moves at a velocity faster than financial institutions can respond, multiple industry and bank executives told Axios.
Several banks are now preparing for worst-case and even “day after” scenarios, including how to rapidly secure or restore customer accounts if things go wrong, the people said.
Several bank executives told Axios they're struggling to distinguish between human users and AI agents. One executive said banks also struggle to determine whether agents are authorized by customers or potentially operating without their permission, more akin to rogue agent behavior.

The 10-year Treasury yield fell below 5% today in a risk-off move, as tech stocks led a selloff. Investors moved into Treasurys even as oil prices have surged again. Today, investors appear more focused on growth risks than inflation concerns.
Add this sad episode of Musk meddling to the list of things that will be investigated after the mid-term elections.

Freddie Mac’s 30-year mortgage rate edged down to 7.32% this week from 7.40%. But it remains 1.13 percentage points above a year ago. The rate dipped as low as 5.98% before the Iran War. With pending home sales at a record low, one week’s dip offers little relief for buyers facing the affordability squeeze.
Layoffs are scarce. Hiring is slow. Nearly 2 million Americans have been out of work for at least six months, even with unemployment at 4.2%. That’s part of the tension in today’s job market. Read more: substack.com/profile/4140682…
