🚲 If you live in Napa, come to this event in October and support biking in Napa County. napabike.org/going-for-gold/ 🚲 I'll be on a panel, but more importantly you've got people who REALLY ride like Olympian @lucaseuser !!

Spending a whole year talking about moisture barriers, just to have the state senate slow roll your legislation at the deadline. :( I have good news about ADUs this year, but the session is really frustrating in other ways. We'll push even harder next year.
Replying to @BuffyWicks
We put hundreds of hours, months of negotiations, and endless stakeholders engagement and coalition building. I know more about water intrusion and moisture barriers than I ever thought I would.

I am incredibly disappointed & frustrated that AB 1903, my bill to reform construction defect liability, just died in the Senate. Critical components were amended out Friday & it was ultimately held by the Senate late last night — missing the midnight deadline for concurrence.

Rest in Peace, Dolly. The last time I played one of your songs, was the Napa County Board of Supervisors who were adopting your child literacy program locally. Even a cardboard cutout of Dolly could make a whole room smile. redtaperecordings.com/m/coun…

Celebrities say the darndest things: Dave Chappelle scolded village council for making him "audition" for them in fight over housing in Yellow Springs, OH redtaperecordings.com/m/yell… February 2022

Chappelle seemed opposed in general, but sort of intimates that he wants a private conversation. (Not a great strategy at a public meeting, IMO). The council voted against the upzone, and the developer just built a bunch of single family homes with the pre-existing zoning.

Chappelle's company later bought something like 19 acres of the parcel so that he could choose how it was developed (so he was definitely putting his money where his mouth is!)

At present, if you build an ADU that is 750 sqft or larger, you're slammed with high impact fees. SB 1117 would eliminate this cliff, requiring that impact fees above this 750 sqft be charged on a per square foot marginal basis—huge for building familiy-sized ADUs!

A Republican candidate for the Massachusetts House shared this image on Facebook this weekend, apparently to oppose duplexes and ADUs. Housing policy is already difficult to communicate in today’s sensationalized climate. Images perpetuating disinformation like this only serve to manufacture fear and make it harder to have honest conversations about real solutions to Massachusetts very real housing crisis.

ADUs are great - we shouldn't penalize homeowners for building 750-850 sq ft ADUs! SB 1117 removes the penalty on building family-sized backyard homes by applying impact fees only to square footage above 750 sq ft. Sign here: actionnetwork.org/petitions/…

#nightofideas with @kqed was a blast! People really wanted to talk about housing affordability. I got to rant about all the things that normally get me kicked out of dinner parties. Prop 13, Parking requirements, Land Value Tax, SROs, the 21st Century Road To Housing Act...
