Strange article from Strong Towns on "filtering".
Fundamentally, they do not believe in indirect spillover effects, where adding high-end supply can reduce low-end rents. Instead, we have to intentionally and directly target the low-end.

Really cool at the top of the WSJ homepage today:
"An experimental mRNA-based vaccine succeeded in preventing cancer from coming back or spreading in a study of high-risk melanoma patients, Moderna and its partner Merck said Wednesday"
Last year, an mRNA cancer vaccine was also shown to stop the recurrence of pancreatic cancer after surgery.
It feels like we're just starting to pry open the heavy door of a new field: personalized mRNA cancer therapies that teach the body to fight cancers after initial treatment

Musk continues to peddle the lie that no one has died from USAID’s cuts. His latest excuse? Private donors and NGOs could’ve filled the gap. But DOGE abruptly terminated 83% of USAID programs, leaving no time for a responsible handover. They didn’t care.
.@elonmusk says zero people died from DOGE cuts to USAID. The billionaire CEO of SpaceX and Tesla, in his own words, helped feed the policy to the woodchipper last year, when he was the head of America’s Department of Government Efficiency. In an exclusive interview, @zannymb, The Economist’s editor-in-chief, challenges his claims: bit.ly/3RNqFnH

Jerusalem’s column today was a banger; basically the thesis is “obsessing over structural remedies can erode both our individual agency and the responsibility we have to indicate and convey social-normative expectations to the people in our lives.”
In which I admit my most embarrassing failing.

Longtime listener and reader. First time writer on @217Showers.
This piece is ostensibly about my local community in its particulars, but the throughlines are applicable nationwide.
Let’s make it easier—and more affordable—for people to live in our communities!
In his first article for the blog, @jaredfritz takes a look at a particularly confusing case of zoning in Champaign, and what it means for the city's housing priorities moving forward.

What do a collapsed highway and a forgotten state vote have in common?
They each hold a lesson for how school systems can move *before* they’re forced to.
