I did. $500K for an empty historic-registry O’Neil Ford building in Denton. Boarded up since 2007 Asbestos + so much more. Sold in 2025 for just under $11M.🏛 Part nobody sees ~$9M restoration, historic tax credits, city tax abatement & opening an assisted living into COVID
If preservationists want to preserve buildings, they ought to buy them Otherwise, they need to get out of the way and allow the market to deliver the housing (and hotels and offices and stores and so on) a healthy, growing city needs

National senior housing occupancy just cleared 90% in most primary markets. New supply is near record lows. After 15 years running 9 Texas communities (~480 units, ~90% occupied), the gap that actually matters is who can operate them. 🧵

We’ve taken several communities through bridge-to-HUD refis. In a market where capital is active but selective, HUD still rewards operators who report cleanly every month.

Now taking on 3rd-party management across Texas: turnarounds, lease-ups, stabilized, HUD-financed. Owners & lenders, DMs open. Owners — with occupancy high and supply tight, what’s the first number your manager sends you each month?

AI just cost us ~40% on our liability insurance and a non-renewal. Not our AI. The carrier’s. 15 years running assisted living in Texas, and our risk got priced by a screen that can’t tell AL from a nursing home. 🧵

Meanwhile occurrence coverage is disappearing. The push is to claims-made: cheaper up front, but you buy a tail every time you sell a building.

We use AI every day to run better buildings. But a tool that can read a survey isn’t the same as an underwriter who understands one. Who else is this hitting on renewals?

It's not all doom & gloom in Sr Housing, there is dedication & care providing dignity, community & joy to those that are most at risk & need it most. Buttercup, the therapy mini horse practices safe social distancing visiting with residents bit.ly/NHAngeloHorse @SonrisasRiding

Outrageous - especially for those that need #PPE's the most "...#WhiteHouse is functionally waging a war against state leadership and the initiative of local hospitals to secure what they need to provide sufficient treatment." bit.ly/moralbottom #covid19 #IncompetenceKills

Replying to @felixsalmon
@felixsalmon @Three_Guineas @EmilyRPeck Avid listen to #slatemoney for unscientific poll- check for stimulus recipient & PPP loan. I’m a small business owner who operates Sr housing (assisted living) properties in Texas. @BOKFinancial was super helpful but did full underwriting

#slatemoney @Three_Guineas It’s my impression large companies are coming out of #Covid_19 pandemic clear winners. In most communities small businesses (majority job creators) are shuttered but big box stores & fortune1000 are open? Plus they have easy Fed cash #nofair #inequality

Strong summary of #Covid19 epidemic -how the #coronavirus started, why epidemiologists believe it's so virulent & depressingly, why we are yrs away from an effective #vaccine. Let's hope that our ingenuity can accelerate the projections lnkd.in/gM_QMh3 @scrippsresearch
