🇺🇸 U.S. mortgage rates DROP for third straight week, remain ABOVE year-ago levels
The average 30-year fixed mortgage rate fell to 7.18%, down from 7.24% last week.
That's some relief for buyers, but rates remain well above the 6.22% recorded a year ago.
The 15-year rate also slipped to 6.57%, while the 10-year Treasury yield eased to 4.84% after surging above 5.30% in October.
Mortgage rates have retreated from a nearly three-year high of 7.4%, even as the Iran war continues to fuel inflation concerns.
Borrowing is getting cheaper, but owning a home isn’t getting much easier.

Encouraged to see Ryan “RB” Brooks and Dave Noble leading the unofficial IVGID results. Looking forward to the next board’s work on the amenities that make Incline Village and Crystal Bay special.

PSA: Voters mailing their ballots after Friday risk delays in delivery or receiving a postmark after Election Day, potentially preventing their ballots from being counted.
If you can, take your ballot to a staffed drop box.

I don't want flying cars.
I want clean water.
I want a stable climate.
I want bees to survive.
With the exception of having to hear about the Seahawks more than I care, this would be a pretty amazing role if you don't care about sleep and want to be involved in some world-changing deals.
I'm hiring my next Chief of Staff. You won’t know every field I work in. What matters is how quickly you learn, the questions you ask, and whether you can think from first principles. You’ll help evaluate opportunities and work with founders building consequential companies. Technical background preferred. Three-year commitment. Menlo Park, in person. I could sit on the this bench and stare at Lake Tahoe all damn day.
The high winds and surf that came through recently moved the rocks around to create some pretty cool patterns under water.

Anthropic: We are going to kill you
OpenAI: We are going to kill you first
Apple: You can take even better pictures now :)
Laboring on Labor Day because real estate has a loose interpretation of “work-life balance.” 😆
Two deals in motion, and I’m hoping the other agents are celebrating as I am: refreshing their inbox & pretending they aren’t checking their phone every 30 seconds. Let's do this.

I feel like OpenAI and Anthropic have seen things that scared the shit out of them; they only post about safety and security now.
Leaves the others free to blindly charge forward into the abyss.
I love capitalism.
