Marina revenue doesn't track new boat sales. New powerboat sales fell 9% this year. Stonepeak still wrote a $700M+ check. Blackstone's marina platform is worth $5B+. Centerbridge is running a $4B exit on Suntex.

Revenue tracks the 11 million boats already on the water, which spent $24.5B on slips, fuel and maintenance last year. 56% of marinas are running 95-100% occupancy. Higher rates even help: they keep owners from trading up. Full breakdown: manage.space/post/institutio…

93% of companies don't own their payment tokens. That matters a lot if you're migrating PM platforms, since autopay is tied to those tokens and they don't always come with you. New post on what that means for operators: manage.space/post/20-custome…

Somebody asked a storage owners forum how often they raise rates. The answers split hard, but not by market or portfolio size. It came down to whether the operator carries debt.

If there's debt on the building, revenue has to grow. That isn't philosophy, it's what the lender and the eventual buyer are looking at. An operator with a full building and no loan is solving a different problem entirely. manage.space/post/neighbours…

Green Street's acquisition of StorTrack puts the analyst lens and the rate data under one roof. The firm that publishes the institutional research on self-storage REITs just bought the company that owns the industry's pricing data.

StorTrack has historically been how independent operators checked REIT-reported numbers against street-level reality, worth sitting with before Extra Space, Public Storage, and CubeSmart earnings calls this week. We broke down the deal and why the timing matters: manage.space/post/firm-bough…

Self-storage used to run itself. One operator's occupancy dropped from 95% to 70% this year, blamed on REIT pricing. Another, running 40 self-managed sites in the same market, is at 94.2%.

The difference showed up in how people are actually handling collections, security, and move-in fees, decisions that used to be optional when demand carried everyone and aren't anymore. More on what that gap actually reveals: manage.space/post/storage-us…

June is the single biggest reservation month in self-storage, and June through August drive roughly a third of annual demand. It's the window the entire operating calendar is built around, which is why one of the biggest operators is holding its forecast until summer.

The catch: most of the recent revenue growth seems to come from raising rents on existing tenants, not winning new ones, and new-customer pricing is still down from a year ago. Full breakdown in our latest article: manage.space/post/industry-p…

There's a long list of ways storage facilities can earn beyond rent. Cell towers, EV charging, solar, Amazon lockers, U-Haul. Most won't work for you. Some need the right location. Some you can't even choose. The real question: which one or two fit your facility right now?

Our latest post sorts the full list into what's doable today, what depends on location, and the one option almost every operator can start with. manage.space/post/ancillary-… Free weekly operator intelligence, no pitches.

Too many storage operators don't know their OER off the top of their heads. It's the single number that reveals whether a facility is being run efficiently or quietly bleeding margin. Above the range for your asset class → something's wrong. Below it → reserves are underfunded.

If you run self-storage on Storable, your payment processing quietly changed in January. When Global Payments bought Worldpay, two of your three integrated processor options ended up under the same parent. The leverage you think you have on rates isn't quite what it was.

A third option is still independent, so the competition isn't gone entirely, but two of three under one parent already shifts things. Adam Barker breaks down what changed: manage.space/post/processor-…

Operators are building proprietary AI tools and deploying them across their own portfolios. They're shipping faster than the platforms they're meant to run on.

For now, it looks more like an emerging pattern than a proven playbook. But it's worth watching closely.
