Here’s a quick intro:
Started in net leased investment sales 13+ years ago and never looked back. Recently founded my own brokerage @pathcapgroup after working at Stan Johnson Company, and Northmarq (after SJC was acquired).
I’ve been focusing primarily on education & childcare properties for the last 8-9 years after selling a large early education portfolio and realizing not many brokers or investors truly understood the space. Decided I wanted to try to change that and started putting out reports, articles etc. to create awareness of the sector as a strong option to invest in.
Prior to that I was heavily focused on QSR properties and completed multiple sale-leasebacks helping growing operators expand their brands.
I love learning about how different businesses operate, which I think drove my passion for net-leased retail properties.
Huge fan of networking and looking forward to connecting with the fine folks of the CRE community on here.
Yeah, I’m not sure walking around looking like you are mumbling to yourself is the move but maybe I’m wrong. I’m sure people felt that way about voice dictation.
We’ve raised $1.3M from YC & Afore Capital so you never have to type or speak again.
Typing is slow. Talking into your computer is awkward. Subvocal fixes both
Our glasses give you the speed of speech without you making a sound or touching a keyboard.
It tracks your internal speech muscles with non-contact sensing and decodes silent, almost invisible mouthing into text at more than 200 words/min.

Has market data lost it's competitive edge? According to social media it has. I call bs.
Is data more readily available? No question.
However, data is meaningless without action or review. This is true of literally every 3rd party info provider because they are one size fits all. Nuance isn't accounted for.
I am 90% sure that most folks that are collecting industry intel aren't reviewing and/or are just letting it sit in an excel sheet/CRM without action.
"You know, that's just, like, my opinion, man" (some of you will catch that reference).
Weekend grinding per usual! Improving our systems. Built an app for a buddy’s business as well, got a chance to try grok and cursor. Worked pretty well!

Here’s the truth, most people aren’t as advanced with AI as you think. I spent last night with a couple of friends who are developers at some of the companies you guys know well, and they told me straight up social media isn’t painting a real picture.
So don’t stress, have fun building and keep moving forward. Cheers!
It’s a sick car, but I don’t get where you actually could drive this thing besides a real life Hot Wheels track.
Muse looks great, however Meta isn’t even hiding that they are training their model on your data. I think there is a way to turn it off though.
I have a feeling the brokerage industry is going to shift into a much more transparent and data driven industry. What I mean by this is most investors will do their homework on a property before they even email or pick up the phone. Our job as brokers becomes much more focused on helping our clients sort through what information is true and what is AI trying to provide the investor with an answer it thinks they want to hear. It’s no different than having an attorney draft a contract, having AI review it and then asking follow up questions because we still want the professional’s opinion of what is actually a concern vs being inflated. Trust is the name of the game.
I'm off to Germany & Ireland for a much needed vacation. Anyone in my network have any recommendations?
I find it wild that people submit offers on net lease properties with large corporate companies and put a tenant interview as part of DD. I get it in terms of a REIT and the operator having skin in the game, but when it’s a 3rd party owner the tenant has no reason to do this.
I've never had this happen to me before. Someone called me this morning to see if they could film for a TV show in one of our net-leased pre-school properties. What a trip. Has anyone else had this happen to them? I'm genuinely curious.
