yo C-dawg. I can't complain. Was not able to execute on SF office buying - had the right idea but lacked the firepower to follow through
working on building up reserves and improving internal operations on my existing storage property.

The inference sucks, simple as that
the model loses threads and confuses itself all the time
A spreadsheet can tell you what a deal might earn. It can't tell you whether the people behind it will make the right decisions when things get difficult.
Underwrite the sponsor.

I've seen how much thought and work goes into getting a development project across the finish line. The property itself is only one part of the equation.

Those questions matter because a great property can still produce a poor outcome if the operator makes the wrong decisions.
5/7
Look at their track record. Look at their judgment. Look at how they handle problems when things don't go according to plan.
4/7
Someone has to make decisions about operations, expenses, financing, and the long-term value of the asset. When you're investing passively, you may not control the decisions that determine your outcome.

Real estate is an active business, even when you're investing passively.
I've noticed investors scrutinize the property, analyze the returns, and examine the tax benefits.
The sponsor doesn't always get the same scrutiny.

When you're analyzing a real estate deal, the person responsible for executing the deal deserves as much attention as the property.

Pat's the real deal. Demo Deal nav today!
For 15 years my deal tracking lived in 4 places: an Excel spreadsheet, Google Maps, county GIS sites, and Outlook.
So about 2 years ago I started building DealNav. I took everything I loved about the other CRMs and cut everything I hated.
Simple interface. Transparent pricing. Just the features that matter. Easy data export. And of course, an INTEGRATED map.
As of today it checks all my original boxes... and then some. DealNav 3.0 is live!!!!!
Click a parcel. See the owner. Track the deal. Put AI to work on your data. All on one map 🗺️📍
Two risk-free 3.0 offers*:
- Book an onboarding with a co-founder after joining. Love it in 60 days or get a full refund.
- Post about a deal you're tracking in DealNav weekly until it closes. Account free for life.

What’s wrong with vercel?
After a couple weeks of heavy Muse use, I'm personally kinda over it because the inference is weak.
It forgets things and it gets instructions wrong.
Only redeeming trait is that it can scrape Meta, so we'll keep using it a little for that but that's it.
One of the big issues with Muse? Retention.
The bearish side of these agents is that consumers don't have much incentive to stick to them. What is the switching cost? None.
I believe Muse will do great, but a major work in progress still. Retention matters.
