Excellent guide to enfranchisement consultation from @LiamSpender All leaseholders - especially those who have paid out under existing system - should respond ... And thanks Vincent Tchenguiz for demonstrating that ground rents are a rickety speculation that don't need much compensating @mtpennycook @justinmadders @NLC_2019 @FreeLeasehlders

Freeholds have plummeted in value and the risk-premium of owning them has risen sharply. Has government noticed? Vital for enfranchisement reform. @mtpennycook @justinmadders @NLC_2019 leaseholdknowledge.com/freeh…

It is now understood that Coppen Estates is appealing this ruling against its insurance commissions as admin charges under the lease. @mtpennycook
Clive Betts @Sheff_SE_CLP has the most Coppen Estates freeholds. @mtpennycook @justinmadders @NLC_2019 In order of magnitude these MPs have the rest:

How does this approach to housing not end in tears? Private equity Long Harbour and Canada Pension Plan hoovering up UK housing. Are the young to own nothing at all? @mtpennycook @NLC_2019

Hi @andyburnham - any chance you could ask @AngelaRayner when Labour's 4th building safety minister in 2 years will be confirmed?
It'd be good to know who'll be in charge of fixing this ongoing horror show.
And that it won't keep being deprioritised 🫣
Much obliged, brother.
We were on BBC Radio London this morning discussing the building safety crisis, why @UKLabour is on course to miss its remediation targets, and what the Government must do next.
Missed it? Listen back 🎧

I contacted @michaelgove after he finished up as SoS to thank him for his support around the #BuildingSafetyCrisis and particularly for trying to move my building along. I am very pleased to see him backing @AngelaRayner to end Leasehold for good and hopefully this crisis too

"In a court ruling, Judge Elizabeth Cooke said that the leaseholders could not be required to pay service charges for parts of the development ... which they were not entitled to use."

It seems insane that we have to use the courts to establish the right not to be charged for services we are excluded from using. Welcome to the crazy world of #ServiceChargeAbuse.
Yet another article exposing the new build premium madness of retirement housing - and subsequent tanked resales. Thank goodness only 2% of >65s in UK actually buy them. @mtpennycook @justinmadders @NLC_2019 thetimes.com/article/3124ed4…

A lobbying firm wanted to pay me to write articles critical of the Building Safety Regulator for newspapers. We filmed them undercover, admitting to secretly paying reporters for copy in British newspapers friendly to their clients:

Delighted to remain in post as Housing and Planning Minister and to have been asked by @andyburnham to attend Cabinet in that role.
We’ve made huge strides towards a future where everyone has a secure, decent and affordable home. Time to step things up and see the job through.
It is very good news for leaseholders that @mtpennycook remains housing minister and will now attend cabinet. @AngelaRayner @justinmadders @NLC_2019
Our old friend Mark Hawthorn of @LandmarkInvsGrp is bragging about buying bargain freeholds with no ground rent from nervy institutions. Where's the pay-off? Because it can't be service charges, obviously. And as it's a bargain, there's no need for much enfranchisement compo later on, is there?

Replying to @gunnerwinsumday @LiamSpender
The most important thing is that leaseholders DO respond, especially those who have extended or enfranchised: the victims of this wealth-eroding racket.

It is good John Healey is chancellor and Angela Rayner back at housing ... And, hopefully, @mtpennycook stays to finish the job on leasehold, with some proper backing this time. Motivated officials are working on this, too.
Another LKP accredited managing agent has sold up to giant Odevo. Smaller, disrupter firms are disappearing. Bigger firms run the systemic rip-offs for developers and freehold owning groups.

Govt panders to freeholders' methodology in enfranchisement consultation. It's fiction. They know it. We know it. Why is price paid by punters for freehold always absent in calculations? But govt has to get this right or reforms go phut, says economist Alexander Hamilton. @mtpennycook @justinmadders @NLC_2019
