MP @JamesAsser says it's "absolutely infuriating" that 200+ of his constituents have been forced out of three Canning Town towers overnight. He should be. But his party has known about this crisis for years. Royal Gateway is about 10 years old and already run by residents under Right to Manage. Leasehold tenure reform wouldn't have saved anyone. This is England's unspoken housing crisis: too much new-build stock isn't built to the standard it was sold and mortgaged on. When it fails, the bill lands on buyers who've put everything into a deposit and can't fund repairs or years of litigation. So most absorb it, and stay quiet. In 2023, @Keir_Starmer pressed Michael Gove over @dannybster's new-build in his own Camden constituency, a block its own developer's survey said might need demolishing. His constituents, he said, "cannot be left paying the cost of a broken system." He never came to see it. Then Labour took power, and his office offered Dan help only within existing law. Dan's new Labour MP, @Sagal_AW, hasn't visited yet either. Green leader @ZackPolanski has. Seven years and more than £500,000 in legal costs later, Dan's flat is uninsurable and unmortgageable, with still no viable plan to fix it. Meanwhile the government's Your First Home scheme is nudging more buyers into new builds. So, @JamesAsser: you asked who's at fault. Part of the answer is your own government. Labour has had more than two years to give new-build buyers real protection and still hasn't. Will you push it to make developers, contractors, inspectors and warranty providers pay, or just stay infuriated? Infuriating isn't a policy.

“It’s infuriating me. This shouldn’t be happening to my constituents” Well, it is, and legally there’s very little in place to protect them. If only there was a governing power in place with a majority which had the ability to change it 🤔bbc.co.uk/news/articles/c8g4…

MPs debate the Remediation Bill tomorrow. We've told @AngelaRayner: Labour must take control and make homes fully safe and sellable. Positive discussions must now lead to real change. Read our meeting report and call to action. Email your MP today ⬇️ endourcladdingscandal.org/po…

Or a new build. The market has been destroyed and politicians have their eyes and ears shut.
I understand why we journalists press Labour on their housing target - but IMO questioning why they won’t hit it & what they plan to do is now far more urgent: - housebuilding in trouble because of rising costs and developers unwilling or unable to adjust their profit expectations…plus - …younger buyers locked out so can’t buy their homes partly because of… - fluctuating mortgage rates due to global volatility… - and the fact nobody in their right mind wants a leasehold flat now (flats key to building at scale)

Ask @AngelaRayner when the spiralling crises of cladding, latent defects & flawed structural design be taken seriously. Existing bills/schemes unfit for purpose. Flat owners not at fault, issues due to successive government failures. Can’t sell or remortgage. People are trapped.

Calum can't sell his flat. An offer £75k below what he paid fell through. Cladding issues and high service charges are factors. This is the human cost of the building safety crisis. Lives on hold. Choices taken away. Will Labour get a grip or keep kicking the can down the road?

@AngelaRayner @andyburnham you talk about cost of living, here’s something you can do to help millions of shared ownership victims… why are we subject to above RPI rent increases? @MartinSLewis

Ah yes the classic tactic - the claim is too “premature” because it’s being investigated or “fixed”. Terrible. “Investigated” right up until the developer’s SPV folds. The laws in this country are not fit for purpose on property construction IMO. And the handover to private inspectors who avoid any kind of liability is nuts. If I made a defective design I’d be liable, that’s why we have to be qualified, careful and have P.I insurance. Building control has been reduced to a pointless function.

@michaelgove was right when he said people have more consumer protections buying a dishwasher than a new-build home. But he said that in October 2023 and we’re now 3 years on and the damage continues. The debate needs to focus on the quality of what is being built.

Most (56%) first-time buyers now pay more each month for their mortgage than they previously paid in rent. Four years ago it was just a third, research by estate agents finds, with David Fell of @Hamptons1869 on @Moneybox noon @BBCRadio4

Calum thinks there are multiple reasons. Firstly, the property, built around 20 years ago, has issues with cladding. It also has service costs, ground rent and other fees totalling over £4k a year. Thirdly, the market is saturated with the type of property he is trying to sell

Feels like the dam is close to bursting and none of the other crises have been resolved yet.
Very worrying. And it’s not the first time blocks of flats have had to be decanted due to structural safety concerns. The building safety crisis is about far more than cladding and fire safety. @TomCopley, how many Londoners are affected?
