This is embarrassing that the President of @BizScout_ is posting this.
It shows he knows nothing about small business.
These businesses are high profit margin because the owner is doing everything - AKA not passive whatsoever.
Very bad look @Codie_Sanchez

2. Collision Repair Shop
Cash flow: $809K/year
Asking price: $1M
Multiple: 1.24x
Profit margin: 57.8%
Location: Queens, NY
Served the neighborhood for decades from one of the busiest auto hubs in Queens. Handles everything from cosmetic touch-ups to major structural repairs.
My prediction, appraiser fees Will NOT go up at all.
The new 3.6 UAD software is adding 1-3 hours PER REPORT and fees will not go up
Desperate appraisers will accept $400-550 (same fees as now) even with 1-3 hours extra work due to the software changes
Change my mind

Nithya Raman vs. Graham on police being called on homeless people in LA…
Nithya: “If there's not a crime happening there...”
Graham: “There is a crime, they’re doing drugs.”
Nithya: “Well no if they're just sitting on your sidewalk...”
Graham: “No no, they're doing drugs.”
Nithya: “Well, that's a different situation. What I’m talking about is someone sitting on your sidewalk talking to themselves potentially.”
Graham: “Oh, no, no, no, no. I mean that’s not what I’m talking... anytime the police have been called, it’s because they’re doing drugs in public.”

When will housing costs get back to normal?
Possibly not until around 2031, per a new Redfin analysis.
If mortgage rates stay near today’s 7.5% and home prices stop rising, it could take about six years for housing costs to return to 2018 levels, when the typical buyer spent 30% of their income on the monthly payment.
But in about half of major metros, it could take 10 years or more, including New York, Chicago, Philadelphia, Detroit and Tampa, where prices are rising faster than incomes.

First of all, who’s paying 2M for a 4plex? I closed on a 7 unit building in Los Angeles last month for 650K. The biggest issues usually come from owners who haven’t maintained their properties. Then, when it’s time to sell, they want top dollar, even though the rents are far below the area’s market rates. It has to make sense for all parties involved, which is the seller, the buyer and the tenant.

Jason Oppenheim breaks down the EXACT math on why LA landlords lose money every month…
“If you're buying a fourplex today for $2,000,000... it's probably gonna cost you about, call it $12,000 a month to carry that property... You're not gonna get $12,000 in rent.”
The U.S. needs 1.7 million new trade workers every year through 2035, and training programs turn out just over HALF that!
Insane opportunities out there today

Waiting for a 2008-style crash before you buy? 🚨
Here's what builders see that most people don't
Most owners are locked into low rates and aren't selling
There's no wave of distressed sellers like 2008
Builders are already cutting prices instead of crashing
The discount is happening now, just quietly.
Are you sure you want to wait until rates start dropping again? What do you think will happen when they do?
