This is embarrassing that the President of @BizScout_ is posting this. It shows he knows nothing about small business. These businesses are high profit margin because the owner is doing everything - AKA not passive whatsoever. Very bad look @Codie_Sanchez

Nithya Raman vs. Graham on police being called on homeless people in LA… Nithya: “If there's not a crime happening there...” Graham: “There is a crime, they’re doing drugs.” Nithya: “Well no if they're just sitting on your sidewalk...” Graham: “No no, they're doing drugs.” Nithya: “Well, that's a different situation. What I’m talking about is someone sitting on your sidewalk talking to themselves potentially.” Graham: “Oh, no, no, no, no. I mean that’s not what I’m talking... anytime the police have been called, it’s because they’re doing drugs in public.”

When will housing costs get back to normal? Possibly not until around 2031, per a new Redfin analysis. If mortgage rates stay near today’s 7.5% and home prices stop rising, it could take about six years for housing costs to return to 2018 levels, when the typical buyer spent 30% of their income on the monthly payment. But in about half of major metros, it could take 10 years or more, including New York, Chicago, Philadelphia, Detroit and Tampa, where prices are rising faster than incomes.

Jason Oppenheim breaks down the EXACT math on why LA landlords lose money every month… “If you're buying a fourplex today for $2,000,000... it's probably gonna cost you about, call it $12,000 a month to carry that property... You're not gonna get $12,000 in rent.”

Waiting for a 2008-style crash before you buy? 🚨 Here's what builders see that most people don't Most owners are locked into low rates and aren't selling There's no wave of distressed sellers like 2008 Builders are already cutting prices instead of crashing The discount is happening now, just quietly. Are you sure you want to wait until rates start dropping again? What do you think will happen when they do?

Fresno is the same distance to ski areas that Denver is Fresno gets more sunshine and isn’t cold in the winter. They are both hot in summer Fresno housing is 40% cheaper Fresno is only two hours from the coast Yes, I realize that Fresno sucks but that’s besides the point 😂

U.S. inflation has now been above the Fed’s 2% target for 66 straight months, more than five years. It’s only the third time in the past century that inflation has stayed above 2% for at least five years, per Bespoke Investment Group.

Our family is buying an apartment in New York City, and I wanted to understand the likelihood of new buildings going up that might block our views. I spoke to our attorney about it, and he explained that it was actually a pretty complicated and expensive process. I’d need to hire an architect to do a bunch of in-depth research, and that it could take a while. Instead, I decided to call Bob Knakal and share my dilemma with him. He immediately walked me through every single parcel that could potentially impact our views, who the owners were, the likelihood of development, which parcels he predicted would be developed, when, and why. It was surreal, and the information was far better than anything I could have possibly found anywhere else! There’s a reason he’s the greatest commercial real estate broker in history. The legend of @BobKnakal

this Austin startup (founded by an ex-SpaceX engineer) just figured out how to build your house for HALF the cost when Elon talks about abundance and money becoming irrelevant in the future, this is what he means the trick is building the house in a factory instead of onsite: > machines make every wall, floor and roof panel, plus your kitchens and bathrooms > the whole house packs into 4 shipping containers and gets trucked to your plot of land > the crew snaps it together on site in days, with about 1/10th (!!) the labor of a normal build right now this is just one small factory in Texas now imagine 10 years from now, when there are 10s of millions of robots around the world constructing stuff 24/7 building is about 64% of what a new home costs in America (the land is only about 14%). so if you take most of that away, a house starts to cost more like a car and housing is the biggest bill most people will ever pay. once that gets cheap, and the same robots start making everything else cheap too, you can just get whatever you want welcome to superabundance my friend
