We support firefighters, but this is the wrong solution. Pasadena's Measure PFD adds a new $300 parcel tax on median-sized homes every year, for the next 14 years. Estimate what Measure PFD will cost you. @AAGLA1917 aagla.org/pasadena-pfd/

San Diego is home to the largest concentration of military families in the nation, and thousands relocate here every year — facing steep costs and the challenge of rebuilding their lives from scratch. Full story in bio.

We're asking @CAgovernor to VETO Senate Bill 1365. This bill would reduce rental housing availability, particularly in the aftermath of natural disasters when victims need housing the most. #VetoSB1365

Neighbors say alleged squatters appear to be taking over a $4 million home in San Francisco's Sea Cliff neighborhood. But they complain the city has failed to take action until now -- with the city attorney filing a lawsuit this week. 7 On Your Side’s Stephanie Sierra takes a deep dive tonight at 6p. Why is rent too high? In 2024, there were 85 parcel tax increases on the ballot -- each one increasing housing costs by a couple hundred dollars to several thousand dollars a year.

UPDATE: This bill has been defeated with the help of our members, coalition partners, and stakeholders.

Rent control looks great if you've already got a unit, but here's the catch: 1) Housing providers can't afford repairs when rents are capped. 2) New renters have to compete for fewer rentals at higher prices. 3) Less incentive for builders to construct new housing means less availability.
Another episode of “you have no idea how common this is.” This apartment just became vacant after 61 years of single-renter occupancy. 61 years. Three bedroom, two bath in the heart of Brooklyn. The rent? $1,468.45. Comparable units in the building across the street start at $3,200. Why does that matter? Because this unit will be cleaned out and never rented again. The current rent will not cover a gut renovation: lead abatement, new wiring, new plumbing, new flooring and fixtures. At $1,468 a month, the owner wouldn’t recoup the cost for decades. So it will sit empty until its $220,000 renovation is subsidized, or, more logically, until the owner is no longer forced to hand the next renter the same below-market rent despite 61 years of cost inflation.

Condo construction in California has declined over the past two decades. Not because of land costs or permits, but because broken defect laws let lawsuits fly before builders even get a chance to fix the problem. AB 1903 changes that, requiring repairs first, real damage, and a clear finish line for builders who do it right. It already passed the Assembly, and now it's the last week for the Senate to vote on this bill. Email your senator and tell them to vote YES on AB 1903: buff.ly/1xVJt1k

Professional squatters in LA are using forged deeds and fake leases to exploit tenant protection laws. One gang demanded $500,000 to vacate a Long Beach property they'd fraudulently transferred to themselves. The homeowner's wife had died. He was hospitalized. Someone moved in, filed forged documents, and held the house hostage. Police classified it as a civil matter. Owners have to go to court and go through the entire eviction process. The homeowner is left to spend months and thousands of dollars trying to regain possession of their own property. Meanwhile, these professional squatters aren't afraid of police or attorneys. They know how to work the system. They know the delays. They know what laws to invoke. And they move from property to property because nobody stops them. California's tenant protection laws were supposed to help renters. Instead, criminals are using them as a playbook and government is helping them.

After a disaster, California needs to be ready to rebuild and offer replacement housing fast. SB 1365 undermines long-standing Costa-Hawkins Rental Housing Act protections which will delay and reduce housing availability. #NOonSB1365 #CAleg

For smaller rental property owners, this may be one of a handful of options to deal with rising costs.
U.S. apartment loan originations are up 26% YoY and on track to make 2026 the second-biggest year EVER. Not because of increased sales activity. But because of a burst of refinance/recap activity from apartment owners with maturing loans, trying to wait out better days (and better values) to sell. The surge in refinancing has helped stabilize values, but compressed sales volumes as many would-be sellers refinance instead. This isn't to say refinancing is cheap or easy or painless. But debt capital is widely available, and it's as much of a lifeline to current owners as it is a hindrance to would-be buying hunting for quality assets at distressed prices. h/t to Newmark for chart below.

Squatting is property theft plain and simple. We need to change the laws so law enforcement can do their jobs.

Reminder for housing providers that AB 1482's rent cap is 5% plus the applicable regional CPI, capped at a 10% max. New rates take effect August 1, 2026. Local rent control ordinances may impose additional restrictions beyond the state cap — contact your CalRHA local affiliate for more information. cal-rha.org/about-us
