Heard a retired President of a 30k-person company speak at church, and I love something he said.
Faith, family, work: you'll NEVER hold them in perfect balance. You're always leaning one way.
The job is knowing which way and correcting for it. Don't expect perfection. Just be purposeful.
Now let's have a great week! 👊
I keep seeing fearful posts how net lease inventory is up, transactions are down, concern is lurking everywhere.
Absolute truth to that and none of us knows how Q3 and Q4 will finish. But we're seeing the strongest deal pipeline activity since 2022.
And the actual deal activity that's getting done shares a common trait. The seller has a real reason to move (business model, debt, distress), and its priced to today instead of 2021. And buyers with cash don't want to miss on those well-priced opportunities.
Keep your heads up folks, deals are happening, go find them! Or be a wizard like @CaseyMericle and crush it regardless!

Another reason for term limits for Congress!
“I don't even know how this is legal.”
Rep. Alexandria Ocasio-Cortez is questioning how lawmakers can disappear from Congress for months without public explanation after Sen. Mitch McConnell revealed previously undisclosed health issues that kept him away from the Capitol.

Everyone's doing the reintroduction post, so consider this my contribution to the pile. Also I'm a day late, which tracks.
I'm Kyle, co-founder and CEO at Trinity REIS. We're a Fort Worth-based brokerage primarily focused on net lease retail and industrial investment sales. About 35 team members in Fort Worth, Austin and adding a few satellite folks nationally (whattup Drew in Charlotte 👊).
Married, 2 kids, faith that shows up more in how I run things than what I post about. Golf and fishing round out the hobbies, both make sure humility is in abundance.
Plan is to post more about what running a brokerage looks like: mentorship with the team, recruiting agents, client services and how we're prioritizing that experience.
Made some great friends and relationships through Twitter/X here over the years. Many thanks to @bethanyjbabcock for the push to post and engage more, she makes everyone else look bad while she makes it seem so easy haha.
Congrats neighbor! Trademark has changed the blocks on Vickery for the better, awesome to see.

Longtime developer client spent 90 minutes in our Fort Worth office last week with our agent team breaking down how he runs their shop. Capital strategy, how they work with certain tenants, how brokers add the most value to him.
Then, the quote that makes me proud of the team: "I like to work with Trinity because you have info we don't. You're in it all the time, talking to the rest of the community. And you do it with a level of integrity you don't see much in this business."
Freaking awesome.
Another win for the Let’s Get Social HH last night. Great running into the guy with the best fish shirt of the night @mspectornnn!
Enjoyed talking shop and meeting a few new folks for the first time. Let’s have a show!

Why old farts like me are so serious about integrity:
We know the people who cheat on little things are likely to bend the rules on big things.
And that always ends poorly.
I had a young guy in our office ask me about this post from @TripleNetTyler. He saw it over the weekend and wanted to talk through it.
Props to Tyler for sharing his wins and losses, super valuable to the brokerage community 👊🏻
Mid-2025 a first-time buyer who’d been following me on social media reached out
He wanted to buy his first Triple Net deal and asked if I'd educate him, and represent him on the purchase
We spent months on the phone
Looking at deals
Talking through pros and cons
Building a real working relationship
Yesterday he calls and says he’s finally ready to write an offer on a deal he found
As we’re walking through the deal, he casually mentions he’s been talking directly with the listing broker the last couple days
My heart dropped...
I told him if you’re already working with the listing broker, you need to keep it that way
If the roles were reversed and a buyer I’d been working with brought in another broker at the last minute asking for a fee, I’d be annoyed
Didn’t want to put someone else in that position or collect a commission I didn’t earn
So I stepped back
Not sure if that was the “right” move, but it felt honest
Curious how others would’ve handled it?
I’m not a frequent poster on social media, working on that this year.
Really proud of our team at Trinity REIS and what we built this year. Nearly 20% growth in a tough market as we all know, with a pipeline in Q1 that rivals what we saw in 2022.
Grateful for a few people who keep pushing me to lead more visibly on behalf of our team, and for God’s guidance through it all.
Excited for what’s ahead, let’s go!
Thinking back at an occurrence at ICSC at our booth on Monday:
We tell agents all the time about the importance of showing up every day ready to get after it. That next convo might be your next client.
We stress the importance of being a specialist so you can add the most value to that client.
An unscheduled walk-up to the booth happened right after lunch. A developer and operator in the auto-service space happened to be walking by. They saw our sign and asked if we had anyone who specialized in their expertise.
It just so happened that one of our specialists was available between meetings, hopped into the conversation, could handle the intricacies of that niche including who the expanding operators were, what he's seeing trading and other trends.
Time will tell how that conversation pays off, but showing up, being in the arena, ready to execute is how you do this. God will open the doors for you sometimes.

I don't post often (or ever) even though I know I need to...
A quick message to retail and industrial brokers in TX and STNL brokers nationwide.
The market is shifting, pipelines are going to get fuller. Where you anchor now is probably where you'll be for a while.
If you're an investment sales specialist and want to talk about your options, let's do it.👊👊
