Shorten the game to 40 minutes. The same as almost every other basketball league in the world. It would reduce injuries and ad inventory. But it would increase ratings to compensate.
It's a week into the season and the NBA is averaging the most possessions per game, shortest average possession length, highest average pickup distance, and most possessions with at least three offensive players crashing in the tracking era. Playing very hard for 82 games!

This might be the most terrifying chart in real estate. Median household income: $85,000. Income needed to buy the median-priced home: $123,000. That's a $38,000 gap - 45% MORE than the median household. For decades, home prices and incomes moved together. Then we broke the housing market. Now we're expecting the next generation to buy homes their incomes can't support. Who exactly is supposed to buy all these houses? The math doesn't work. And math always wins.

My thesis since Covid has been simple - the 50% run in real estate prices during Covid pulled years (maybe even a decade) of appreciation into the present. Rents lagged and they need to converge before real estate can find the footing and the demand to appreciate sustainably. With wage growth declining this operates like a huge headwind on rents. So the convergence will be slow. And it won't happen with real estate prices crashing because there's still pent up demand that can't be fulfilled because mortgage rates are just too high. It's there though, like a dam ready to burst when, if, rates ever come down. The chart looks like 2008, but it's not because you don't have the same forced seller debt dynamics we did then. But with rates at 7.5% on the 30 year this asset is dead money because it just makes too much sense to rent by comparison. I think we're looking at upwards of another 5 years of dead money in real estate until this chart converges a lot more.

No one wants to hear this, but real estate prices are likely about to start going up 4-6% a year again They've cooled off to a similar level as 1970 or the 2008-2011 period, that's rare It's probably a good time to buy
A lot of people are mad that they're priced out of the real estate market. But I've been saying in recent years that it's a blessing in disguise because US real estate looks like a poor investment at these prices. Global stocks have absolutely trounced real estate in recent years:

Think how profoundly disconnected from reality the people who yell about apartheid are. Nowhere else in the Middle East do Arab Muslims vote in free and fair elections like this.
BREAKING: Arab parties in Israel are celebrating election night, after securing the high number of seats in Israel's history. The worst apartheid to ever exist.

They called it apartheid. The ballot box called them liars. Arab and Muslim parties are winning 17 seats in Israel’s parliament, the Knesset. Arab turnout was above 70% in town after town. Wait, I thought Zionists were racist, so how come these “racists” are giving parliamentary seats to Arabs and Muslims, who, in turn, came out to vote? Some villages hit 90% turnout. They democratically participated and voted in a Zionist democratic system they believe in? Arabs now hold about 14% of Israel’s parliament. Muslim MPs hold about 4% of Britain’s. Odd kind of apartheid, where the “oppressed” vote harder than London does.
