Barclays raises Microsoft $MSFT's price target to $610 from $600, maintaining Overweight.
Azure is approaching 50% growth even at its massive scale, with delayed capacity deliveries potentially supporting further growth in H2.
More importantly, the analyst points to Microsoft 365 commercial cloud accelerating to 19% adjusted growth in constant currency, a higher-margin business that adds to Microsoft's profitability.
He calls MSFT the “best of both worlds: better growth from AI but without the high debt burden risk.”
He also notes that Microsoft expects to remain free cash flow positive and believes shares are still under-owned among long-only investors.

$MSFT: Who Third Party Delays
The Neocloud news today was $MSFT's capex miss & CY outlook cut ~$175B to $170B attributed to third party GPU-as-a-service delays.
Number Sense
Respect Dave here, but $IREN alone cannot be responsible for 5B cut. IREN's 9.7B contract is only 1.94B a year and that only fully counts towards MSFT Capex if all tranches were expected to be billing at from Jan 1, 2026 which is not the case at all.
If MSFT expected take deliveries from June to Dec, average delivery time is Aug/Sept so the billed amount is 1/4 of the 1.94B ARR in CY 2026. That's 500m Capex and the shortfall was 5B, a 10x difference.
If we take delivery schedule of June-Dec then Aug/Sept is the average billing start means a CY 2026 5B Capex miss is 20B ARR. If take an average of Jan-Dec deliveries, then June is the average biling start and a 5B Capex miss is 10B ARR.
Over a 5-year contract that's 50B-100B. That's bigger than $IREN, $NBIS, and Nscale's 2026 responsibilities combined. As we will see most of NScale's commitments are for 2027+.
Who Is It
If you have sense of numbers you will realize a insight: if $NBIS, $IREN, Nscale, all delivered on Dec 31, 2026, technically no one would miss and MSFT would have almost 0 Capex from these 3. That's obviously not the case but I'm illustrating that the Capex miss may not be attributed to a complete miss but also a combination deliveries back weighted towards end of the year.
In fact, these three combined cannot make up a 5B Capex or 10B-20B ARR shortfall in 2026. This magnitude of a miss means that MSFT has more third party bare metal suppliers besides these three. I keep saying there's some sh** Neocloud we haven't heard of.
Nscale Situation
NScale is confirmed 6 months delayed at Glomfjord (1) but that's only 30MW max = 300m ARR = 75m 2026 Capex. Nscale scratched their UK datacenter completely but it doesn't seem any meaningful amount was scheduled for 2026 anyways. @SMASIMHO says that SIN02 is a culprit at 200MW (3) but that's only 2B ARR = 500m CY 2026 Capex for average delivery tranche Aug/Sept.
We see that Nscale has some definitely misses but alone cannot doesn't make up the 5B shortfall.
IREN Situation
IREN has delivered H1 for 500M ARR delivered in mid August that's only ~187.5m billed in 2026 for H1. After acceptance, IREN’s fees are “non-refundable, non-cancellable” through 2031 (4). H1 will be billing and count towards MSFT Capex and networking change will be done in maintence windows..
H2 was expected Oct and a complete miss in 2026 would only cut 125m Capex from MSFT.
I expect H3-H4 will be delivered in Dec. H2 is likely the biggest risk for IREN as it was midway between old and new topology and if anything new needs to be ordered then Jan delivery is possible. Not saying that's the case but calling out what's possible.
Yes there's a clause that says MSFT has right to refuse H3-H4 is H2 isn't delivered but fact is that MAI is desperate for capacity right now and will take whatever is up. If they don't accept H3-H4, they cannot use it either.
NBIS Situation
From the site design submitted to Vineland local government, NBIS is to build out 16 blocks of BE Fuel Cells. BE Fuel Cells are likely all on site and ready to go but the main time is building out the electrical aggregation and natural gas piping.
None of the 2 or 3 story platforms even started from a recent picture in Sept and that's 12/16 of the blocks.
Pros is that temporary generators provide 123MW of the 300MW. On Oct 22, BE announced that the site had 100MW but only the first block was delivering power to the DC. Assuming NBIS builds out the 4 blocks without the platforms up this year, that's 123+80MW=203MW which is only a 100MW miss.
That NBIS alone doesn't make a 5B capex miss either.
Conclusion
It's clear that combining Nscale's big misses, IREN's zero to small miss, and possible NBIS medium sized missed cannot explain 5B CY 2026 shortfall in MSFT. MSFT must have other bare metal providers outside of these 3.
The signal in this is that alot of sh** Neoclouds are missing for MSFT in 2026. In 2027, we will see more misses as the added center capacity to double from 2026.
Any Neocloud who can put capacity up will have negotation power because alot of sh** Neoclouds will miss. Nscale isn't even the worst and will miss a sh** load in 2027 too.

$GOOGL on call: "Given the supply constraint environment, we started utilizing third party compute capacity at the end of Q3 and will ramp usage in Q4. We expect margin headwinds in the near term as we utilize this capacity. Moving to investments, our full year 2026 CapEx guidance range of 195 to $205 billion remain unchanged. We continue to expect our CapEx to increase significantly in 2027, and will provide further details on our Q4 call."

$IREN Mackenzie UPDATE:
FIVE New Liquid-Cooled Halls somewhere between 20-30MW a hall, gross is what I have heard (not confirmed).
Here is a dropdown view of Mackenzie's existing halls next to the site expansion, and a hypothetical site layout for five 25 MW gross halls.
Sunday, Elon: debt markets have "almost entirely shut off" for neoclouds.
Today: $IREN closes a $363M refinance with a six-lender group.
Not new debt for new hardware. Cash released from GPUs already deployed and earning revenue, backed by multi-year contracts.
Physical assets turned back into liquidity to fund the next build.

A Deep Understanding of the DSX Ecosystem and IREN’s Position Within It
Conclusion: DSX is NVIDIA’s system for productizing the “AI factory.” It combines Apple-like system control with Wintel-like externalization of assets. IREN occupies a position of generational exclusivity: the inaugural co-designed operator and a primary source of site-level and operational engineering standards.
I. Platform Architectures Across Three Eras
The PC era: Wintel — two standards and a thin-margin integration layer.
Microsoft defined the software interfaces, Intel defined the processor and platform reference designs, and OEMs such as Dell and Compaq handled integration and shipment. Profits concentrated in the two standards-setting layers, while the integration layer faced intense competition and thin margins. OEMs bore the inventory and capacity risks.
The mobile internet era: iPhone plus apps — a closed-loop hardware platform and a software ecosystem monetized through revenue sharing.
Apple controlled the chips, devices, operating system, distribution, and payments, while also owning the end-user relationship. The more active the developer ecosystem became, the greater the platform’s returns. Apple compounded its earnings through a share of distribution revenue rather than by developing the apps itself.
The AI inference era: the DSX ecosystem — system-level control without end-user ownership.
The aspects resembling Apple: NVIDIA vertically defines the entire system, from compute, networking, power supply, and liquid cooling to digital twins and control software. It uses certification (Exemplar) and flagship demonstrations to select operators.
The aspects resembling Wintel: Productization and integration are carried out by multiple partners. NVIDIA neither owns nor operates the factories, externalizing the heavy-asset and depreciation risks to its partners and operators’ balance sheets.
Where DSX differs from both: it does not own the end-user relationship. Customers remain in the hands of operators, so NVIDIA can exert influence only through certification, reference designs, and demonstration factories.
II. IREN’s Unique Position and Irreplaceable Role
Once the DSX ecosystem begins operating, it will enter a path of continuous iteration and upgrades, much like Wintel and Apple.
IREN has already become the flagship deployment site for DSX AI factories. Combined with its 5.8 GW portfolio of sites backed by PPAs, this positions IREN to be among the leading co-development partners in every DSX generation, conducting joint commissioning with unreleased next-generation hardware and operating it over the long term at real, gigawatt-scale sites.
This position could bring IREN enormous commercial benefits. The specific mechanisms and channels through which those benefits will materialize remain an open question, and we should expect to see multiple ways of realizing them.
IREN can occupy this position because it possesses a combination of attributes that can only be accumulated over time:
Gigawatt-scale power capacity already connected to the grid, with approximately 5.8 GW secured, including 2 GW at Sweetwater.
Sweetwater, the world’s largest single site to be energized first, remains open for joint design and serves as a co-development sandbox.
A neutral position: no proprietary chip development, no token sales, no status as a hyperscaler, and no geopolitical baggage.
An end-to-end chain of delivery responsibility, from site selection through optimization, backed by a unique execution record: Horizon 1 was delivered and accepted by Microsoft on August 13, 2026, and received GB300 NVL72 Exemplar Cloud status on the same day.
Infrastructure software control capabilities through Mirantis.
NVIDIA’s own core R&D workloads running on IREN’s infrastructure, under a $3.4 billion cloud services agreement.
Advanced liquid-cooling expertise, including talent such as John Gross.
Vertical integration and the capabilities of an engineering general contractor.
At present, IREN is the only candidate that combines all these attributes. CoreWeave lacks owned power infrastructure and neutrality. Nebius lacks grid-connected power capacity and carries geopolitical baggage; its Token Factory is a core commercial offering, with multiple areas of overlapping commercial interests with NVIDIA. Crusoe lacks sufficient depth in behind-the-meter power and integration. Hyperscalers have a site-density profile that does not fit the model, while their proprietary chip development creates conflicts of interest with NVIDIA.
DSX standards operate across three layers: the architecture layer, primarily controlled by NVIDIA; the modules and equipment layer, involving multiple partners such as Dell, Vertiv, and Schneider; and the site and operations layer.
IREN is a primary contributor at the third layer and a key source of as-built evidence for the entire system.
III. IREN’s Potential Commercial Benefits
Given the long-term nature of the DSX ecosystem and its continuous iteration and upgrades, IREN’s position within these three layers of standards could create immense potential value, provided it continues to keep pace with the system’s evolution. That continued participation is far more significant than it might initially appear.
IREN operates primarily at the site and operations layers, both of which offer substantial value to develop.
The sites themselves have value. The operations layer, however, serves as the point of contact between the DSX ecosystem and its users. For IREN, this layer plays an even more important role by bridging the upstream system and downstream demand.
Its potential customer base may extend beyond a diverse range of compute users to include multiple customers seeking to build AI compute infrastructure rapidly. Given the broad spectrum of AI users, IREN’s decision to start building its brand now and sponsoring major sporting events demonstrates considerable strategic foresight.
For IREN, NVIDIA is both a customer and an essential routing channel for demand. NVIDIA can direct customers requiring gigawatt-scale, sovereign, or enterprise-grade deployments to IREN, a model that aligns with NVIDIA’s own structural interests.
Option value: A neutral control plane combined with reserved capacity could allow IREN to increase revenue per unit of capacity by serving sovereign, enterprise, and multi-tenant customers requiring capacity partitioning. It could also serve as a natural physical anchor for standardized compute futures.
This is only a very rough overview. There are likely to be multiple additional channels through which IREN can benefit, and I welcome everyone’s contributions.

Mackenzie currently has 4×20MW data halls (80MW). A 2022 $IREN rendering showed a 5th, taking it to 100MW.
I'd love for it to be that simple, but would a single building generating $400M+ ARR explain the massive grading underway?
Immaterial, or crucial?
🚨BREAKING NEWS🚨 10/24 footage confirms massive expansion is underway at $IREN's Mackenzie site in BC.
Will @danroberts0101 discuss this on the 11/5 earnings call?

NVIDIA will establish the overall standards, but IREN can develop engineering-level implementation standards. These practical engineering standards will gradually take shape as the DSX ecosystem evolves and matures. If companies want to deploy products based on the DSX ecosystem in the future, the ability to rapidly build the supporting infrastructure will be crucial, as it will enable computing capacity to come online quickly.
IREN’s ability to bring computing capacity online rapidly opens up an entirely new dimension of opportunity—not just for itself, but with the potential to extend its impact across the world.

I've always defended X as the only platform to be on for financial discourse.
But it's getting harder to when the owner constantly amplifies narratives of collapse… of companies whose interests conflict with his own at $SPCX or $TSLA.
Would people be comfortable if $NVDA Jensen Huang owned $META?
And then the timelines were dominated by his amplified narratives of $AVGO failing?
I can't see how that would be healthy for grassroots discussion.
Elon prioritizes firms with substantial non-AI revenue for debt access, like SpaceX's Starlink and launches. Likely survivors include energy-integrated Crusoe (stranded power model) at ~50%, bitcoin-pivot miners like IREN at ~40%, and scaled pure-plays with massive backlogs or Nvidia ties like CoreWeave/Nebius at ~25-35%. Most of the 200+ pure GPU renters near zero as markets shut them out.
