Here’s a cautionary tale about
1) Seller Finance
2) Balloon payments
3) Cash flow on rentals
4) Gurus with limited experience
I just spoke with someone who at the advice of inexperienced gurus bought some SFR and MF properties on seller finance. They purchased in 2021, 2022, and 2023.
They negotiated at low down payments and 6% interest, amortized over 30 years, with various balloons.
You might be thinking wow! That sounds amazing. Their guru told them it was amazing, and on the surface it looks great.
Here’s the problem, they were so caught up in 6% interest and low money down, neither them nor their guru thought about the future.
They did all of their underwriting based on 6% and didn’t think rates would get worse.
They also didn’t look at the past balloon agreements to stagger the balloon due dates (a mix of 3, 4 and 5 years) .
They currently have 1.2 million dollars in debt at 6% with a PI payment of $7,195.00.
They did not negotiate optional extensions with the seller (their guru did not know about this). These are balloons with hard due dates, all within a few months of each other.
Their current cash flow is $4,200.00 a month.
Their new payment in this rate environment is approximately $8,597.00.
They’re going to lose approximately $1,402.0/m in cash flow or 1/3 of their net income on these properties.
They also lost the thousands of dollars they paid someone for help.
****Important note when you’re working with short term balloons underwrite at a higher rate to protect your cash flow ****
**** Important note number 2, when you’re working with a guru (it’s best not to do this you can probably get information for free from smarter people ) who is charging you, make sure they have more than a few years experience in the Real Estate business, and have been part of multiple market cycles ****

Your seller convos become more powerful the moment you stop thinking of the prospect as the holder of what you want...and instead realize you're the holder of what they want.

Good question when doing follow up:
"What's changed since the last time we talked?"

Most of you will argue with this but you don’t know wtf you’re talking about
The real estate game is won by cheap debt
And syndication, bank debt, REITs and partnerships (which I’m a fan of btw) are inferior
Bonds create rates & rates create prices
You have no control over what a property is worth
The value is in the eye of the beholder
Full stop

BREAKING: White House lawyers are warning that if a blue wave occurs in the midterms, the stress of being investigated, impeached, and turned into a lame duck on the global stage could give Donald Trump a heart attack or stroke.
hello sir, I'm trying to find your original episodes of Reading Rainbow anywhere on my TV. is it true that the most available in one spot is Kidzuco on YouTube? They're ALL not available anywhere else? 😭

Ok, so, a short recap of what’s happened:
Farmers need potash as fertilizer. Potash is necessary to grow food and feed the world.
Yet Trump started a completely pointless war in Iran which choked off the Strait of Hormuz. This limits the world supply of potash, as million of tons of it come from Jordan and must travel through the Strait.
Ok, no problem. Our friendly neighbors to the north of us just happen to be the world’s #1 exporter of potash. We’ll just buy from them!
Oh wait, Trump completely wrecked our friendship with Canada for literally no reason by slapping them with egregious tariffs and insulting them by calling them the 51st state.
Well, darn. Ok, then we’ll make a deal with the #4 exporter of potash, Belarus. Belarus is a dictatorship and one of Putin’s satellite states. So, by buying from Belarus, we are indirectly helping Putin fund his war in Ukraine. Not good, but we need to eat.
Oh wait, all of Belarus’ potash has already been spoken for. There’s none for us to buy.
The USA is going to be in deep crap next growing season, and it’s not the kind of crap that can fertilize a field. There WILL be food shortages. Americans WILL go hungry.
That’s the art of the deal, baby!

My favorite part about stale listings:
The seller ain't in a hurry to get paid.
Could be a good indicator for a seller finance play.
