Sunday night thoughts on $FNMA $FMCC, because this week deserves a recap. A week ago the knock on this trade was that nobody in charge would put a year on anything. Then Tuesday, Bessent goes on Halperin's show and says they'll be tackling the ownership structure next year or the year after. Wednesday, Pulte quote-tweets that exact line and says he believes the same. Thursday, Ackman goes on CNBC, says he's met with the administration, that they see this as mission critical before the term ends, and that they should get busy right after the new year and get it done in 2027. Fannie closed Thursday at $4+ on nearly three times its normal volume. And in the background, almost nobody noticed, the D.C. Circuit refused to rehear the case where a jury found FHFA breached its duty to shareholders over the net worth sweep. That verdict stands. So in one week we went from silence to the Treasury Secretary, the FHFA director, and the largest private shareholder all pointing at the same window, plus a court backing shareholders. That's the most constructive week this trade has had in a long time, and the stock is still sitting around $4. This week is a big one too. The Fed meets Tuesday and Wednesday, Q3 earnings should be right around then, and the midterms are nine days out. I'll say what I always say. It's a long-term hold, nothing is "imminent," and I'm fine being early. But I'll be honest, being early feels a lot better tonight than it did last Sunday.

@SecScottBessent, you have made clear that any GSE ownership restructuring will wait until 2027 or 2028 and will be guided solely by your North Star of preventing any widening in agency mortgage spreads over Treasuries. A new analysis (linked here) shows how a carefully structured recap/release can meet that priority while answering the persistent question of what the United States gains: Treasury would cancel its senior preferred stock as fully repaid, exercise its 79.9 percent warrants, and transfer the resulting common stake (potentially worth hundreds of billions) into a 501(c)(3) that distributes the shares ratably into tens of millions of Trump Accounts under the OBBB. The proposal is designed to fit within HERA’s existing sale authority, the temporary regulations already permitting qualified stock contributions, and formal findings that treat expanded youth asset ownership as valuable consideration, thereby reducing major-questions and appropriations risks. The recent D.C. Circuit decision in Fairholme affirming that the Net Worth Sweep (of Fannie Mae and Freddie Mac profits) breached the implied covenant further supports treating the senior preferred as economically repaid rather than converting it in a way that would further dilute private shareholders. I urge you to read the full piece... it supplies a clear, administration-aligned path that protects the mortgage market while converting the GSEs’ value into a lasting investment in the next generation. This is a fantastic F2 idea for the Trump Administration that achieves multiple objectives: 1. Give the youth skin in the game—capitalist principles, leading by example—by letting them own shares in Fannie Mae and Freddie Mac through Trump accounts. 2. Unlock $400B of value for American taxpayers without delay or a bureaucratic middle layer (prior to the 2028 election). 3. Restore trust in the public markets by returning the GSEs to the NYSE, where they belong, functioning as the public utilities they are, regulated by FHFA. 4. Take off the table the political risk of AOC, Bernie, and Warren running these companies and using them to discriminate against a large segment of the population. ruleoflawguy.substack.com/p/…

The narrative that taxpayers are still waiting to be paid back for the 2008 bailouts is dead. According to @ProPublica’s official Bailout Tracker database, which tracks all 991 bailout recipients across TARP and the GSEs, the U.S. government has officially made a +$109.0B Profit

$FNMA $FMCC @pulte & @SecScottBessent, check your screen & hear me out, gents! I recall a Pulte BOOM earlier in the day. If ya'll want the BOOM of a lifetime, you know what to do with Fannie Mae & Freddie Mac. Deem their debt repaid & uplist. @BillAckman and all the cool kids are calling for it. 😊 xitter.cf/pulte/status/211378902…
A great day with the Boss and the Boys!

Fannie Mae and Freddie Mac have more than repaid taxpayers through dividends yet remain the only major bailout recipients still locked in conservatorship more than 18 years later. ProPublica’s tracker shows the GSEs received roughly $191.5 billion in draws and have returned well over $300 billion in dividends, producing a large net gain for the Treasury, while nearly every large bank and AIG repaid in full with profits and were released. Companies that left taxpayers with permanent losses were allowed to restructure and operate freely. Keeping Fannie and Freddie under unique, indefinite government control after superior repayment is inconsistent and unwarranted. Companies and what they still owe: General Motors ~$11.3 billion Wells Fargo ~3.4 billion JP Morgan Chase ~3.2 billion CalHFA ~2.4 billion Bank of America ~2.3 billion Check for yourself: projects.propublica.org/bail… CIT Group ~$2.3 billion Chrysler ~$1.2 billion

For those less familiar with the history of $FNMA and $FMCC in the interview when Bill says F2 has more than repaid their debt, he means this: In 2008 the government put the companies into conservatorship and advanced them roughly $191–193 billion in senior preferred stock (the “bailout”). Under the original deal the companies owed a 10% dividend on that money. They have since sent the Treasury about $301 billion in cash dividends and sweep payments. That’s the full principal back plus roughly $25 billion more than the original 10% contract required. It amounts to an ~11.6% IRR for taxpayers. In short, the cash that went out has come back with a large profit. This morning I saw some great supporting data on this from @FreedomDayna, who laid out the numbers side by side with other major bailouts (GM, Chrysler, banks, etc.). F2 is one of the clear success stories where taxpayers got their money back and then some: xitter.cf/FreedomDayna/status/21… The companies are highly profitable today. The debate is no longer about whether the original bailout was repaid. The numbers show it was, and then some. It’s about how (and how quickly) to end the conservatorship. Emphasis on quickly before these companies become politically weaponized.

There is a false narrative being pushed that releasing FNMA & FMCC will burden the taxpayer. Below is a partial list of co's that were bailed out by the Gov't (taxpayer). F2 paid back their $ & much more. That's not a burden on the taxpayer. @pulte @SecScottBessent

Why doesn't anyone blame GM or Chrysler for being taxpayer burdens? The narrative that Fannie & Freddie have been or will be taxpayer burdens needs to end. These companies are very profitable and keeping them in conservatorship only constrains them.

Bill Ackman (@BillAckman) is backing a faster exit from conservatorship for Fannie Mae ($FNMA) and Freddie Mac ($FMCC). He agreed with warnings that delaying action could carry major political and financial consequences. benzinga.com/news/politics/2…

250 years ago there would have been a tea party. Fannie n Freddie were stolen. They need to be returned to shareholders, immediately. Irrelevant of Bessent's "North Star."
