The biggest overlooked insight from $IREN earnings call is that the company is preserving the option to buy cheaper GPUs
Near the end of the call, Jefferies asked whether GPU purchase prices might rise enough to eliminate today's attractive rental economics.
Daniel Roberts gave a rather unexpected answer. IREN has deliberately avoided purchasing all the GPUs it expects to need next year. Why? Because if financing remains tight and datacenter construction keeps slipping, GPU prices could actually fall.
Think about that for a moment.
The conventional AI bull thesis says GPUs are scarce, so buy as many as possible. IREN's argument is more sophisticated: the economic value of a GPU depends on having somewhere to power and operate it
If the industry has more chips available than deployable power and datacenter infrastructure, the scarcity premium can migrate from the GPUs toward the power connections.
Here is management explicitly positioning for the possibility that financial scarcity makes one part of the AI supply chain cheaper while another remains scarce.
IREN is effectively trying to own the long duration infrastructure option without committing prematurely to every generation of depreciating compute.
This is not the first tine the management takes a non consensual direction. In the recent past, they avoided signing too many deals, and in retrospect it now seems a smart move (look at Nscale).

$30 could happen real fast. Over the last year, we have had 3 bottoms, and the recovery has been about a 100% gain. I think we see $40 by mid-Dec and close the year out around $50.

If in fact Vera Rubins are "exceptionally scarce" as Dan stated on $IREN earnings call the other day, and the company plans to deploy ~133k Vera Rubins across Childress 5-6 and Sweetwater 1 sites throughout next year, it's becoming more likely that $IREN hits around $20b ARR minimum by year end 2027. This ARR target is highly dependent on what rental rates VR200s get contracted, and with older GPU models (like the H100s) recently getting contracted at double the rental rate from a year before, I don't see why Vera Rubins wouldn't be contracted at rates near $14 per GPU*hr late next year given they were contracted by $WYFI at $7.14 per GPU*hr in Q2/2026. I mean supply of compute continues to become more scarce compared to demand and projections for future compute shortfall continue to widen. This just increases my mid-point price target based on the compute coming online next year (boxed in the center of the chart below). I don't really see $IREN management trading lower pricing terms for higher customer prepayments with their Vera Rubins because of the insane premium they'll command next year, but I could be wrong. Either way, my $500+ price target for $IREN in 2028 is becoming more likely after each quarterly earnings.
I’ve said this before.. I believe $IREN will be generating a bare minimum of $16b ARR by year end 2027. This projection is derived from a bottoms-up approach by calculating approximate GPU quantities per model across each site in $IREN's 2027 roadmap multiplied by various GPU rental rates for each model, and adding it on top of the $4b ARR minimum for 2026 (even though they'll likely generate more than this). The upper end of my model projects $22b ARR, so I’m expecting a range of $16b to $22b in ARR as of right now. This range can definitely shift higher but I aligned with Dan’s recent comments regarding the trade-off between $ per IT MW and customer prepayments. See chart below.👇
GPU Model & Quantity Assumption
The GPU quantities for each site were calculated based on the specifications across 2026 sites, assuming that gets copied and pasted into future sites.
-> ~80,000 B300s (Childress)
-> ~7,600 GB300s (Canal Flats)
-> ~132,700 VR200s (Horizon 5-6 and Sweetwater 1)
I used the EV/ARR valuation approach to arrive at projected share prices, and since there's debate on here about what multiple $IREN would receive by early 2028, I provided a range from 6x to 15x to show the possibilities. In my opinion, because ARR is expected to 4x from year end 2026 into year end 2027, and then potentially 2x the year after that, I'd think this growth rate would command higher multiples than most are using assuming, especially if we enter a bull market.
Balance Sheet
- $23b in debt (includes funding for all of 2028 buildout)
- $10b in cash
Share Dilution
I assumed 500m shares outstanding, which takes into account today's 400m shares, NVIDIA's investment (+30m shares), and dilution associated with funding all of 2028 buildout (+35m shares if diluted at an average of $50/share). All this adds up to 465m shares -> round up to 500m shares for conservatism. Keep in mind, I’m assuming customer prepayments remain the same with what we’ve seen in the past when really they’ll likely increase. This could also potentially mean less debt and/or dilution but I’m trying to be conservative with my estimates.
Also, if the GPU rental rates I laid out below represent realistic rates that $IREN could contract next year, then it makes the share prices (color coded below) that much more realistic. As I alluded to before, the range of GPU rental rates I applied may shift higher considering the rate in which pricing power is increasing, but I'm taking into account the possibility of contracting lower than expected GPU rental rates in exchange for higher customer prepayments for the foreseeable future.
On a final note, at the center of my valuation table I boxed the share price that signifies a middle ground expectation (~$375 per share). This does not necessarily represent my personal base case since I expect $IREN to hit closer to $22b ARR by year end 2027, and with a 12x EV/ARR, this would put the price closer to $500 by 2028. I've been vocal about this on here. I'm just pointing out the middle ground to challenge those claiming that $IREN will be less than $300 by 2028. To me, that doesn’t make sense as it clearly assumes $IREN contracts very low rates throughout next year.
Anyway, I hope this framework helps investors better understand the potential possibilities on what share prices we can see for $IREN based on their GPU deployments next year.

David Sacks: Trump Can Save His Second Term by Ending the Iran War
Sacks:
“Your question was, ‘Can Trump fix this?’ I think absolutely.”
Jason:
“What's your top three things he can do to fix it?”
Sacks:
“Just get out of the war. That's my number one, my number two, and my number three.
Because what will happen, the price of Brent crude will drop precipitously.
On the day of the election, the price of Brent crude dropped 10%.
Is that because something changed in the Strait of Hormuz? No. It's because the market started to price in the mere possibility that the war would end sooner, and we got a 10% cut in the price of Brent crude.
It will go from $110 to $70 (per barrel) if this war ends. Gas prices will drop. Diesel will drop. The price of food will drop.
And then the underlying strong economic growth, the GDP growth, and the employment picture, which are still robust, will come into focus. And I think that Trump's popularity will rebound and be back in the 40s.
That's the thing we need to do. And if we don't do that, if the war continues, the Republicans will continue to bleed popularity.”
$IREN
I honestly think $IREN will be able to secure more than 100% in customer prepayments on their next contracts for 2027 capacity.
This whole “stop the data centers” movement from the Democrats will only make available capacity even harder to secure.
And those who have already secured power and capacity for the next two years will hold all the negotiating power.

Agree IREN is the next hyperscaler, @Joseph_Invests.
A challenge for the smart $IREN bulls:
IREN has >5GW of secured power and a >35GW pipeline, and it isn't slowing down. On Thursday's call Dan was asked about NVIDIA's modular DSX PODs. His answer: IREN has had teams on modular and prefab construction for nine months, is working with NVIDIA on designs, and is still deciding whether to run the DSX POD exactly as presented.
The goal he named: simpler, faster builds with less labour on site.
My read: that's the path to factory-built PODs that deploy in weeks and are quickly upgradeable at any time.
Remember who they bought in 2020: PodTech. The name wasn't an accident. See photo from 2019.
While most of the space faces headwinds, I think IREN has huge tailwinds. What else does this unlock? Add your tailwinds below.

$IREN WILL BE THE NEXT HYPERSCALER, HERE'S WHY:
35 GW Acquired
20 M/MW Deals Long Term
35 GW at 20 M/MW Equals 700 Billion ARR
700 Billion X 4 P/S Is a 2.8 Trillion Market Cap
Yes I know this is crazy, yes I know this is a long term out but I am illustrating that $IREN could very well be the next hyper scaler

$IREN
Important thing to note is that this is their first large scale buildout.
And the next ones will be significantly faster.
Especially, Sweetwater 1 which follows a specific Nvidia design code meant to speed the build process and squeeze out more IT load out of gross MW capacity.
Not many realize how BULLISH and IMPORTANT this is.
$IREN went from dirt to a live 19k GB300 cluster in 14 months.
The industry takes 18 months just to build the empty building.
This is the $TSLA playbook applied to AI infrastructure: vertical integration + unmatched execution speed + customer-prepaid GPUs.
$4B+ ARR already contracted and funded. 86% AI Cloud margins. $20B+ backlog.
The market is still focused on the capex.
It should be focused on the speed.
Sooner rather than later, they will realize.

$IREN: The Days of Endless Dilution Are Coming to an End
Against the roughly $6B of CapEx $IREN has yet to fund for FY2027, the company has access to $12B-$15B of NON-DILUTIVE funding sources.
Personally, I think the vast majority of that CapEx will ultimately be funded through customer prepayments and GPU financing.
GPU-backed debt in particular is one of the more lender-friendly forms of financing, since it is supported by both the cash flows from the underlying customer contracts and the GPUs themselves.
So even in a more challenging financing environment, I don’t believe securing GPU-backed debt should pose a major challenge for $IREN. And if it does, the company has plenty of other non-dilutive sources of capital at its disposal.
In any case, Thursday’s earnings call made it clear that $IREN is better capitalized than ever and no longer has to rely almost entirely on equity-related sources of capital to fund its growth.
It’s also worth taking a moment to appreciate what all that dilution, which caused plenty of investor grief over the years, actually bought shareholders.
By the end of FY27 in June, management is guiding for the business to own roughly $10B of data center assets.
Those assets can now be borrowed against to help fund the next stage of growth, creating a much more capital-efficient financing flywheel as the infrastructure base expands.
The days of heavy dilution are truly coming to an end.
I wouldn’t be surprised to see $IREN begin buying back shares as early as the early 2030s.
