And so it begins... Zips Car Wash - a 260 store operator owned by a Private Equity shop, just filed BK. Cited a massive influx of competition that came into the car wash space AND burdensome lease obligations as some of their rationale for the filing. If you read the BK filings, you'll see they have Hilco playing offense to negotiate rent reductions on their leases, and they plan on rejecting 39 of their locations. More I'm sure to come in the car wash space....

This Park City (Vail) labor dispute with the ski patrol is mind blowing. It seems like Vail totally dropped the ball with the ski patrol in not coming to terms with them. This has left thousands of holiday travelers beyond frustrated. Look at this video from today 👀

Looks like Big Lots is going bye bye. The private equity group that was contemplating a purchase backed out. Big Lots is now going to fully liquidate and close - which will be 870 stores nationwide. The average footprint is about 30,000-35,000 SF. I think many of these will be backfilled quickly with the expanding junior box operators. finance.yahoo.com/news/big-l…

Unbelievable. This is EXACTLY why we need the Department of Government Efficiency.
If you exclude security guards & maintenance personnel, the number of government workers who show up in person and do 40 hours of work a week is closer to 1%! Almost no one.

Rubio’s abruptly closes nearly 50 California locations. In a statement, Rubio’s said the decision to close 48 locations in California came in part because of the rising cost of doing business in the state. ow.ly/BIjr105vmnO

Feeling for the Tractor Supply developers today... Corporate just dumped a handful of sale-leasebacks on the market this week Meanwhile... I can't remember the last time I've seen a build to suit Tractor Supply sell in my market There are several currently offered for sale (going on 2+ years) built by 3rd party developers with no luck Tough sales to execute on right now with the $6M+ price points , 5% increases every 5 years and usually located in tertiary markets. To top it off... requiring a signed confidentiality agreement to be filled out for basic sale information definitely not helping either.

How much is the net lease industry down? Let's look at CoStar data, which provided me this graph (thanks @CoStarGroup) STNL Volumes by Quarter: 1Q 2022 - $11.1 billion 1Q 2023 - $4.5 billion (down 60%) 1Q 2024 - $1.3 billion (down 112%) Now you understand our inventory dilemma.
